if you hear chota he element.. it means when you have the parent element , always the left element should be smaller(chota hai) LOL I just used the bit of hindi that I knew

Why we re considering subtree ...if consider individual node with the help of BST property we could also make it. ?

BST algorithm doesn't work like that, when ever you insert a node and if it is greater than the parent node it goes to the right side of the tree and if it is smaller than the root node it goes to the left side of the tree and it should satisfy this condition on all the levels of the tree.
