What is the price for 1000 sq.mtrs? Or As a retired Scottish pensioner would you be willing to sell between 500-750 sq.mtrs as i am not sure if i would need 1000 sq.mtrs. Also is there existing electricity to connect too? Also mains barangay water source with a back well that could be drilled? I want to buy or build a 3 bed 3-4 bathrm Single storey villa style property with a swimming pool 10mtrs x 4mtrs just like in Building the Philippines with Wilma & Greg property in Dauin YT channel. Their total land & build plus everything else total came in at just under 8 milliion PHP. I do realise prices have increased so i can make adjustments for this. The problem i see with the Philippines is there are not many Resale properties with swimming pool to buy! If i had to build this would mean i would have to waste money in paying for a rental property for approx 6-12 months. Being new to the Philippones i would also want to buy a new car or 4x4 vehicle and a new Honda Automatic like ADV 160cc and leave myself with enough cash for the rest of my life once i found myself a filipina. Q. Is there any land to lease in your area for 25-30 years so i can put lease in my own name and also build my pool villa in my name for security? At a later date i would make it legal for my long term trusted filipina to inherit in her name and make sure she is taken well cared for financially when my time is up. My understanding is that you must already have a Filipina partner for land purchases. You can protect your investment by starting an (inactive) Domestic Corporation and the land will be "owned" by said corporation. You can be named on the title and will only have a maximum 40% stake, but the agreement can be written up to reflect full "control of the land" to that minority stake. This will effectively protect you if your relationship fails or your partner passes before you, and is the closest you can come to owning land in the Philippines as a foreigner. The other option is a condo, foreigners are allowed to own them outright.
Interesting guys. I'm closing on 2.6 hectares (26,000 sq. meters) hopefully this week. 50 pesos per square meter. I think what I might do is make my own little subdivision... put little houses on 100 sq. meter lots and have community pool, etc... Curious: what will it cost to bring elecrical to these lots? Everyone needs to to make their own well? On other islands because of the drought I've heard lots of wells running dry. Any issue with that where you are?
