    This is the most confident and comfortable Matt has seemed to me on camera. The transitions, camera angles and different set ups (walk and talk, video with voice over and sit and chat) felt professional and like a level up from previous videos. ⭐⭐⭐⭐⭐

    Just so you know Disneyland is in Southern California. I grew up next to it. That's Disneyworld in Florida.

    Vacation home could mean 10% down instead of 20%. Keep in mind you need someone to Manage the property which can cost anywhere from 10 to 20% of the rent collected. Repairs and maintenance, capital expenditures as time goes on needs to be accounted for as well. Also, CDD fees may apply in some subdivisions.

    Have you included property management cost in the $1,839? Usually a property management company charges anywhere between $100-$600 up front per month plus 20-30% commissions.

      Hey Nicks, Property management wasn't included in this cost. Since there can be such a large different between what companies will charge. Also with proper systems set up and use of automation strategies the use of traditional property management charging 20% is not necessary if you decide to set things up ahead of time. Personally I have not seen any companies charging an upfront fee and then commission on top, i would definitely avoid a company doing this. 20% is a more then reasonable rate for management for an airbnb if you went that route. Also many companies have options where you can pay lower fees if you do some of the management activities your self. Such as dealing with the initial questions about the property and faciitateing the booking. Once again this can all be set up with automation using preset responses to common questions and have proper information on your listing.

    Thanks for this video. I am looking to buy an Orlando condo and spend maybe Sept - Feb and then Abnb the rest of the year. Was wondering what I could make. That would put a nice dent in the mortgage.

      Sounds like a great plan to me. You can definitely earn enough in those other months on airbnb to take a huge amount off of your mortgage costs

    What is the monthly cost for property management fees and cleaning fees in between tenants?

      Hey Ashley, property management fees would depend on what you decide to do. We would self manage so not have to worry. Most Airbnb managers charge between 15-20% due to the active management. As for cleaning fees it would be around $150-$200 per clean, however this is charged to the person staying, so it's not part of the night it is an additional fee you pass on to them. If you find a good cleaner you have potential to actually generate a profit off cleaning fees 😉

    Great video, Matt! I like how informative your content is. How are you planning to handle the maintenance of the property from Canada? Will you hire a company to do the cleaning and staging for each guest?

      Hey Mariela, thank you for watching. We would likely to be looking to self manage. Hire a cleaning service and maintenance person to have on call and manage the Airbnb listing ourselves. Once.ypu have your system in place it's pretty easy to hire a cleaning company and lay out what your expectation is for each cleaning and staging for new guests. You can also have them send pictures and do video walk throughs to show you the staging and cleaning after they complete so you can verify the work is to your standard

    Do you recommend having a property manager run the vacation rentals? Or do you recommend doing it ourselves?

      If you have the ability to find good cleaners and a good handyman in the area that you can use then that is most of what a property manager does for people at 20%. With airbnb you can automate alot of the online systems. Automatic messages, guide.books, emails that automatically get sent for check in and check out. However if you have no desire or time to set that up then likely best to use a company. Or Invest with someone that can do that stuff for you 😉

      Hey iris, one of the great things about these properties in Orlando is most of them already come fully furnished. About 90% of the houses we looked at are fully furnished and ready to be rented out right away

    I've always thought you guys might move to the US, especially one of the six states that don't have income tax. Because you guys are both hustlers. You would get to keep way more of the money you make. How exciting! I live in Nevada and imagine it would be hard to move back to California where I'm from and take a pay cut.

      Hey Lauren, I agree with you 100%. The tax we pay in Ontario is pretty insane. I think we have a peak of like 53.53%. So basically half your money goes to the government 🤯🤯🤯

      In Orlando, the majority of HOA's are fine with this, since it is such a major driver of investment real estate sales in Orlando.

    What location/resort is this ? These rates seem on the high end.

      This is at Storey lake resort in Orlando. These were the average rates at various times of the year. We have stayed at two different airbnbs here at different times of the year and these are the rates we paid and they were what ever other place was charging. This can be subject to change, but it was very accurate as of 2021

    I stopped listening about 10 seconds in when you said you are in Disneyland… that’s a totally different market dude. Disneyland is CA, Disney World is FL… if you can’t get that right then how likely is it that you know what you’re talking about when it comes to anything else? 🤷🏻‍♂️

    You’ve totally got your figures wrong after deducting the mortgage and the rest of the bits you forgot that the management company take their share this year is massive so you’ll be left with about $100 a month low season maybe three or $400 a month in the high season please get your facts right
