Sir, Kodungaiyur is partially classified as Economically Weaker Section Area (EWS). Your site location to be checked whether it falls under EWS area or normal area. For this you have to approach VAO office/ Taluk office. As per TNCBDR 2019, for G+2 floors, your building will be Non High Raised building : i.e., maximum height of the building to be 12m : Therefore, for a road width of 20 feet (6.09m), section 35 of TNCBDR 2019 specifies setback as all sides 1.5m (5feet setbacks to be provided) i.e., Front: 5 feets Sides: 5 feets (both sides) Rear : 5 feets These are all minimum values however you can provide more than the limits specified above. If you feel the setback values are high, then there is a provision as to reduce the setback by 1 feet all the sides while construction in progress (subject to the approval of License Building Surveyor in your area). 1. I have a plot that falls under chennai corporation(cmda) that is 30 feet width(facing road) and 50 feet long. Abutting road width is 20 feet. If my building structure is above 9m and below 12m, CMDA building code stipulates that if plot width is above 9m(29.5 feet) setback should have 1.5m on both sides or 3 m on one side. My question is if there are any truncation rules? Will a 30 ft width property qualify for 1.5 mtrs on one side or on both sides? 2. Going a little bit further, if my abutting road width is 20 feet(6.096m), am i allowed Stilt + 3F or Stilt + 2F? CMDA table allows for Stilt + 3F on road width on or above 6m i guess the conversion is a bit confusing when measurements are in borderline. Is there any truncation rules to follow? I have not come across any so far. Please point me to any information if relevant.
Sir, You can refer clause 35 of TNCDBR-2019. 1.As per the table in 35, Front set back must be 1.5m. Side set back is 1.5m for either sides, no rear setback is required. However, as per Annexure -23, you can reduce the setbacks by 0.3m all sides. So, your buildup area will be 22feet width (30feet -4feet - 4feet) and 46feet long (50feet-4feet). 2. In your plot the height is restricted to 12m. So accordingly you can plan for G+2F or G+3F. If G+2F, then height of each floor will be 4m. For G+3F, height of each floor will be 3m. 3. All rules are made for some reason, which gives comfort to the owning person and neighbors. So we have to follow it without any compromise. Thank you!

In this case i will have to provide rear setback as well. Am i correct? 3. Regarding Annexure 24 on tolerance, my understanding is that it is something that is done during completion inspection. Therefore it wont be a part of original submitted plan to CMDA. My question is will this cause any issue in future approvals if my tolerance is within the legal stipulated limits? 4. Small clarification here, is it G + 3F or Stilt + 3F? Reason i am asking this is because i want to build some enclosed structures in stilt and include it in FSI calculation and leave rest of space open on sides for parking. But codes on what is defined stilt is not quite clear from that manual. I want to thank you for helping us clarify what is within legal ambit. This will greatly increase public awareness and dissuade people from violating the law.
