The 5 bed rents in the market are close to 300k.. so , It's like Damac maison prive in Downtown is a good product.. there are some good products in Damac Hills 1 that are doing well.. So , you can't ignore Damac as an investor.. Don't fall for the marketing gimmicks like only 5% down-payment.. there are some good products and timing is key.. start of a masterplan is always safe..
Biased towards emaar and some incorrect information. 200k rent is not easy for all emaar townhouses. The recent rentals are at 80 to 90K for dubai south. Etihad rail and airport are only going to add up to existing air and noise pollution around that area. Cannot compare this to launches before 2021. A bit far from downtown and will be difficult to travel to downtown during peak hours.
Your debate doesn't make sense to me. I can't compare this location , community and floorplan with South. I've compared apple to an apple in the video. Heights is adjacent to Meraas , AR2 , Mudon.. The existing market itself rates are higher.

I love Townsquare as a community.. The prices of the townhouses have increased close to 100%.. from initial OP.. more is challenging because the market is so dynamic and the new designs are so modern.. amenities are better.. but if Townsquare will deliver the school and hospital.. it could cause a slight increase..

Dear Sirs. The reason I am able to be so calm , non-pushy and make sure my clients get the right products are that I have no burden of massive operating expenses of running a company.. I am slowly building a team , but keeping the operating expenses low. So that the pressure doesn't force me to pressure sell.. So , this has pros and cons.. when there is a high flow of clients . I am unable to deliver.. 1st I hired a videographer , editor , social media manager , secretary.. Now , I am step by step building a team of people that I've known for over 10 years.. the best consultants from good old days of 2006- 2010.. my Emaar days.. These are professional consultants.. I'm not doing anything in a rush.. because I want to do it right. It's a process Sir.. the market just picked up dynamically.. I once again humbly apologise for the inconvenience.. I will better train the secretary..
