Make sure when you do move into a new house, seed your yards with white clover.
They are deeply rooted plants that get along with grass, but grass in itself is like a desert for our pollinators.

I loved the second house but would never risk in flood area. I can't wait to hear if your offer was accepted. Then I'm also anxious to see the video walk through. I took two separate viewings of the house I was partial to when I was looking. Then I asked my dad to come with me for the final third view for his opinion and then made the offer. My dad built houses all his life so I wanted him to check everything for me. I had that house for 24 years and now my daughter and her family have it. It was a great investment.
Yeah, and with being in a flood zone, flood insurance is mandatory.
These are great points! It is ALWAYS a good idea to have another set of eyes (preferably experienced eyes, even if it is just someone who has bought homes in the past, walk through a place you are interested in prior to putting in an offer. It is so easy to let excitement take over and you miss things that could be important (or expensive to fix). This is SO exciting, but be sure to take deep breaths, lol! Good luck to Jaquie and Judd!

A/C
Heating
Also make sure they guarantee no infestations or rot. Also your house inspector should be experienced and come with good reviews. Check your taxes and discounts along with cost of running it, towns vary. Avoid flood zones as much as possible and remember your needs you are disabled. You really should walk around with a list. Looks like fun, don't get too tired. Blessings and pray regularly on it.

Agreed. I'd love to have a horse if I could afford it. Hate the idea of boarding and being so far away, would be great to be able to walk to where my horse was boarded.
I agree. The house with the horse facility right across the street was The. Best. But hen Judd said Jaquie hated horses...WHAT?????? How can you hate horses? Horses are the best.

Important home buying advice: DO NOT make any big purchases until after keys are in your hands. They run a last credit check at the closing table. GOOD LUCK. :)
Still in a flood zone??? 😬. Get an inspection done before signing the contract. It's worth it ! They will be unbiased and check out every appliance, plumbing, electric, gas,,AC, heat, roof, cracked in the walls foundation problems if any. All those are game changers or maybe easily fixable but for what price 💸💰 Ask about any unknowns about the property. Like previous fires, water damage etc...
Was that a huge crack in the wall or a painting of a branch? Huge cracks are a huge problem indicator of foundation problems, shifting ground etc. A terrible issue thats near impossible to fix.
Two sinks are very nice in a master bath.. I'm sure you want/need wide open areas. From an arthritis girl here,,, when using walkers, wheelchairs any devises we need wide door openings and open areas. When you narrow your choices down, Jaqu I would highly recommend you go thru the house with Harlow and you in your wheelchair. Get the feel of it. Is it still accessible to all the areas you use the most? If a shower is what you use the most, think about if there is room for you and a helper if need be. Harlow is your life alert service dog, insist on taking him with you. He might even sniff out something you can't see. You can always use an extra bedroom. For mom's visits, for an office, crafts for your PT, for Harlow. Is the driveway acceptable for wheelchair, like no slopes and room enough to get in and out of a vehicle. I'm just thinking about your needs. Never pay the asking price, gaggle a deal. Unlessit's already below market price. Just things to ponder 🤔. I wish you the best. Im excited for you.

I think 4th house is good for you guys but the 2nd house I wouldn’t risk living in Flood zone!
So exciting! The houses are so big where you live. I've bought 5 houses in my life and here are some tips you might want to consider:
1. Newly built homes - check sound insulation between rooms. Older homes have more solid walls between rooms but this should not be a problem if you are buying all one level.
2. If you are overlooked by other houses out your backyard, it may begin to irritate you (it did with me but not everyone is as fussy as me).
3. Storage! The more the better (garage/usable loft space etc)

Congrats! We we're renting for almost ten years and they decided to sell. Had 30 days to vacate but I told them I have breast cancer and disabled so they gave us 60 days. We qualified for our first house and just moved in mid-December. So I know exactly what you are dealing with. We put in an offer and they accepted it by the next morning. Just know that they'll ask for information and request the same info a few times, lol. Was frustrating but just kept resending it. Luckily we were able to do DocuSign online so didn't have to keep going into the office to sign things. Just get them the info as soon as you can. We closed in thirty days.

We just bought our house and moved in less than 28 days in the month of September! It was so amazing, and I love our house! Just be prepared for your mast cells to go haywire! ❤️

I’m so excited for you! I know how tiring it is - my husband and I looked at 60 houses before we bought our first house, and 23 houses to buy our second (current) house. It is exhausting. I really hope you get the one you want.

Your potential new home is gorgeous! I am so happy you get to get a home of your very own. Please consider one thing with a chronic illness that I did not consider, cleaning. Like you guys we had certain wants. A huge master bath, separate shower from the tub, giant tub to soak after long hours at work. Huge kitchen and 3-4 bedrooms. NOW, I can not physically clean it, even doing a bit every day. Since I can not work anymore, my husband works more and he can't do it all either. There is yard maintenance and thank God at this point, we don't have a pool, I wanted one for the grandkids. We had one while the kids were growing up. We found a cleaning company that does a good job, they are not too expensive, but we still do some work ourselves. He does a room he stores his "toys" in and I do my craft room. They do not do dishes or windows, they change our bed, but I do all the laundry. All of which they would do if we paid extra, but I lost a decent income when I couldn't work anymore. I am not trying to say, "do this, do that!" but it would be helpful for you if you make sure you stay in a range to be able to hire help for yourself as well. I know that you live in the general area that I do from things you have talked about, like Mayo, etc...Our yard guy charges $45 a week, our yard is just a bit smaller than the one you are looking at, he just mows and trims, and edges, hubby trims bushes, puts down chemicals, etc..Cleaning costs me $75 a week for what they do, Im not sure how much for the whole house (1800 sq ft). They do baseboards, door frames, floors, complete bathrooms, window sills, microwave, counters, range hood, dusting, nick nacks, laundry room, vacuum upholstery. In my opinion, its well worth it since I am unable. As far as your tub in there, getting in and out of those kinds of tubs is completely different from a regular tub. Surprisingly not as hard as a normal tub and the soak does wonders for the pain. Good luck to you, I hope you get everything you want!
