  • As a roofing surveyor, I'm often asked to do surveys on flat roofs that are leaking. Most of the time we can locate the problem without using any specialist equipment and the first thing to do on any roof is to have a visual roof survey undertaken as this is the most economic starting point.
    If however, we cannot locate the roof leak on this roof inspection we will need to move to the next stage of leak detection. The electronic flat roof leak detection we are doing on this roof sends a pulse down into the roof to try to find moister deep down in the makeup of the roof, this kind of electronic flat roof leak detection is good for warm roofs as we can penetrate down to the lower deck of the roof where the water would naturally run. After griding out the roof we carry out two different sweeps of the roof trying to detection the wet spots in the roof and thus leading us to the leak in the flat roof. We mark out the sections that are the watest and form a moister map of the roof. This visual moister map of the flat roof shoud now indicate approximately where the water is getting into the roof and where it may be tracking. We can now start to investigate the roof membrane above to see if we can find where the leak is. Electronic flat roof leak detection is just one too lwe youse to try to find leaks in flat roofs Its a useful tool however it cannot be used on some rubber roofs and has a problem with metal that will give false readings. The electronic flat roof leak detection equipment we are using on this roof is a single that is suitable for finding leaks in relatively small roofs probably up to 100 m² . We also have electronic flat roof leak detection equipment that we can use on much larger roofs, these units have mobile heads and are on wheels so that the user can walk around the roof taking measurements.

    Hello great video! I have a question, Ive a concrete ceiling which has been waterproofed but still I see water during inside the hoouse thorugh a crack, the issue here is that none of the experts who came to inspect where able to get to the source of the leak, we see the leak but not knowing from its coming, any trick to check that please?

    Very informative video thanks. One question though, I assume this piece of equipment works similar to a conductive damp meter you would stick in walls to find rising damp etc. Does this piece of equipment have the same shortfalls of a damp meter for example giving false high readings when a conductive material such as foil backed plasterboard is detected within the roof?

      Yes, also won't work through some single plys such as rubber but I have tested it on rubber and it worked!

    Another great video, I've been watching these now for months and the tips I've picked up are priceless regarding why warm roofs fail. Just waiting for a break in the weather before getting mine fitted which hopefully is very soon. I wish you worked up our way as I often find myself having to point things out to the roofer. Steve, one things I'm still confused about is I appreciate that you recommend using a self adhesive VCL but in one of your previous videos you advised someone to use a novia polythene kit which I bought at the time, one thing I'm not sure about is what do you think is the better detail for the vcl at the top of the kingspan layer? Folding the excess vcl over the upstand and perimeter before fitting the secondary layer of osb or folding it back in over the top of the kingspan and taping it down?

      If its a warm roof you should be using Alutrix 600 novia polythene kit can be used for a warm roof but is more difficult to use I think he already had it and that's why it was used

      @@SteveRoofer yes, I wish I did get the alutrix but I found out about the product after I had already bought the Novia. The guy who did the drawing just stated "vcl" then I found a celotex detail showing 1000 gauge vcl so went with that. I had to buy 100m2 worth when I only need 18 so I couldn't really buy the alutrix as well. Any tips or mistakes that should be avoided when using the Novia?

    The membrane had small cuts that barely let water seap in. Maybe before setting the membrane the roll was sitting on top of gravel, when unrolled it got cut. Maybe somebody had a sharp object underneath their shoe when setting it up, somebody threw a rock on the roof, when setting it up they might have dropped their sviccors or box cutter knife on accident leaving a really small hole barely noticeable to the eye. Etc

      No, we know what the problem was. The problem was that he didn't use enough liquid to saturate the reinforcing membrane. You could actually see that some of it was still naked.

    Good job.But there are better and faster methods, such as the electric imulsus method on a wet and dry roof. Good for any weather. Although I must admit that RWS Tramex is one of my favorite devices.

    Maybe laid the boards in the wet?
    Liquid applied should have a carrier membrane.
    Is the water detector a good investment?

      Think it was dry but one of my next videos will explain why we striped this. is it a good investment if it lasts another 5 years yes but at around 2K No

    Looked like duoply epdm or was that the grid lines put on?.
    What we really want to know Steve is the fallout and who's paying for it to be put right. There's a lot of money someone's losing.

      Tissue faced is the recommended one I believe but I think everyone uses foil because of price. And I don’t think performance is *much* more different.

      @aroon420 is correct basicly tiles faced insulation is more oven cell IE it breaths a little better however its more expensive

    Doesn’t this show that these types of roofs aren’t actually that good as the workmanship doesn’t look bad , and looks as though it’s been done the right way ?

      Its the workmanship they didn't apply the liquid to the correct depth

    If only the top layer Epdm is repaired and leak proof, is it possible that the moisture drys by time itself?

      I've got water between layers on my flat roof. It sounds like a tennis shoe sneaker after walking under water. From the sky inward, there is a standing seam metal roof, then TPO rubber roof, then 2 layers of ice and water-shield.
      How can I get the large amount of trapped water out of there?

      No as there was water trapped in the constitution now

      ​ @Ziga Vojska Possibly and there may not be any mildew or fungus that grown. however, the scaffolding is there the opportunity is there the other roofer is at fault and needs to give the customer a proper roof with no Ifs and buts. What would you do if you were the customer?

    That could of been put down with wet weather. Sorry to say but flat roofs in the uk are lagging miles behind europe.

    Always perform an electronics test on completion of any liquid roof,
    As morons will use the roof as a storage area.
    This will then puncture the membrane.
    And never apply liquid directly to insulation.
    Fix ply onto of the insulation to prevent punctures.

    Has the poor owner had to pay twice to have this roof fitted due to the 1st persons poor work or was he lucky enough to have insurance company cover it

      From my understanding, the roofer wasn't paid really unfortunate as he tried his best and used a lot of expensive materials but as you can see the work was substandard

    Crazy .... just let's get this right...you laid a roof on top of the old roof ...that's fine but you say roof has only been down a few days and had rain before you arrived to test ...maybe the roofers got caught out by the rain when doing the installation and water got under the insulation before they could cover it up ...the liquid roof looked OK to me...why is the customer walking around the roof ....was water showing inside ...if not then that's just stupid ripping up the roof ...as if new roof wasn't leaking into the building surely what water was sitting on the old roof would of evaporated in time and would of been find 🤔
