Congratulations on acquiring two houses. It's a big deal. I just want to add ur well explained topic. Qualifying for a house with legal Basement suite can be costly for families. You can still develop a Basement suite in $320k house. What should be your buying criteria is house with separate entrance. That way, you can develop later. Speaking from experience, we bought a house without a legal Basement suite and we developed within a year. It cost us $55k in Alberta. Renting $1,150 per month. We did the same in our 2nd house. We have never bought a house with a complete legal Basement suite. The flow of cash is more. When you develop ur Basement suite with a reliable contractor. Both mortgages are less than $2k monthly. So we are basically spending less than $1k each month in our two houses. More insight for people out there. Thank you 😊
In Saskatchewan, a legal suite always has a separate entrance. We developed the basement but it could not be rented out as a dwelling unit because it didn't have its own entrance.

This is good and I'm happy for the couple. I live in Canada and I know that if you earn a decent pay as a couple, owning 2 houses in 5 years is not a big deal TBH. You can plan well and buy your first house in 2 years and 2 years after, you can save to buy another or even borrow from your equity on the 1st house to buy a 2nd and the cycle continues....
You can earn a lot of money but without financial intelligence, you will live paycheck to paycheck. Being able to make plans, follow through and achieve them is the big deal. Thanks for stopping by!
Sounds a lot more sensible and relatable than some other narratives out there. Without belabouring the points, as immigrants, we are already late to the party when it comes to having a decent shot at owning a property. So sometimes a bit of urgency is in order as long as one has a strategy similar to what you’ve shared. And totally agree you don’t want to overstretch yourself when you’re budgeting for a house, especially the first time. House buying can and should be a part of your wider financial strategy, in addition to investments, pensions, retirement planning balanced with actually enjoying life now. This is what I and my SO are doing. It works most of the time.

We pay property taxes in Canada. But we only buy land from developers. The government doesn't sell land to individuals. So you cant buy land and leave it as an investment like we do in Nigeria

I am very happy for you both. I am a retired senior so I am just hoping to add two extra rooms to my house with God's help using my home's equity. I would love to have office/studio to finsh my book and to illustrate children's books that I write. I work in my bedroom now and it is too distracting. Also, I like an extra bedroom for guests which can come later. Because the cost for one 14 X16 room is $150K to $200K.
Have you looked into multifamily properties? Unfortunately, in sask, your best bet is multifamily instead of single family properties for cash flow and appreciation.

Good video. You mentioned that you both work for the same company with one in HR. Most companies do not allow a family member in HR. At least in Ontario.
I got employed first into the HR team before he joined the IT team. There are no issues in SK with hiring family members. It becomes a concern when they work closely with each other or report to each other. Organizations have policies that govern workplace relationships. In our case,we were fine without any concerns.

There s rental income coming from both the old house and the basement of the new house. You can take out more than one mortgage like we did if you have good credit and you are prequalified.

We have tried airbnb and are now looking to make it more long term rentals. Airbnb has peak seasons so the income is a bit unstable. The stress of running a home that big can be a lot with airbnb. I guess we will soon have something to compare with.

For us, we do a combination of all. Mine, yours and common purse. For major projects, we both feed the common purse and still retain some of our own expenses. So I guess the best way is what works best for your family and the specific goals you have.

Hi Marina congratulations. My question deviates a bit from mortgage and stuff but with transparency with income and stuff. So how did you go about your financial plan especially in the face of a big project. Do you still have your own personal purse to do your thing? Or do you all just pull from one source? I want to get your perspective regarding finance as a family. Is there mine, yours and ours account while being financially transparent? Thanks
For us, we do a combination of all. Mine, yours and common purse. For major projects, we both feed the common purse and still retain some of our own expenses. So I guess the best way is what works best for your family and the specific goals you have.
