Not only GA! that is happening in ALL County Records. However, lately some countries has filed and gotten the statutes changes to correct that. All the filer needs to do is deliver them a "properly filled out Deed" and they are obligated to file it - that's Public Record Law. Also, anything that is filed in the courthouse is Public Records meaning anyone can go to the courthouse and request to see any record in there.
This is how Black land was stolen back in the day when we had no way to pay for defense. This is like history repeating itself. This breaks my heart. Please keep fighting.
Notaries must carry insurance and can be sued and lose their license for fraudulent signing. As a notary, people will call me feeling me out if I would go along with a scheme. I tell them outright, you must have your State issued ID and you must be the owner of the property, or the owner of the property has to be present with ID, or I will not be working with them. Period!

The signers will often bring fake identification. I can show you at least one terrible fake ID that a bank closing firm could not have closely scrutinized.

I was looking for a second property at first (land;) but I decided I should take my time and get to know Georgia laws and regulations. In my 40s, I just got my first home, 8 months ago. I did that in Georgia only it's not through the county; it's through the state. I will be notified if I or anyone else files against my deed. That's fine as far as it goes, but I would still have to fight against that filing. And my house is paid off; it's a hell of a lot to lose.

He was a career criminal and I think he lived in California and he would call around two different notaries and different title companies and he would say all these really big words and make his sentences Very elegant and he just knew what to say until he could get someone to send them a copy of the title or the deed to the home once he got that he went down and filed on it with a fake ID and then he would turn around and sell the house out from under the people that were actually living in it who owned it And unfortunately, the people who lived in it and owned it had no clue what was going on so they’d end up losing their home some of them got them back, but once authorities finally caught onto what he was doing and ended up in prison. I think it was like 30 years, but yeah, this is not Justin Georgia. This is practically everywhere. Here in Texas you have to show your ID for everything as far as I know. No, it does not. Title insurance covers the wrongdoing that happened prior to you owning the home. So if you buy the home and it turns out prior to your purchase, there was some sketchy stuff that happened with the title, the insurance covers the subsequent investigation and/or legal action taken to resolve the matter. But if you buy a home and later down the line someone steals your title, title insurance has nothing to do with that.
So what do we need to do .. submit letters to the clerk of deeds every month.. telling them “my mortgage is current, I did not take out a second mortgage and I have not sold or given anyone my house.

The state whether they check ID or not is the party that is complicit in the fraud. Their job is to properly protect the Deeds and facilitate legal transfer of Deeds etc. They didn’t do that, they hold complicity in the fraud because of their negligence. They need to check to see who is paying the property taxes when someone comes into the county clerk's office trying to claim any property as their own. They should also be made to provide proof of any mortgage payments that are or have been paid.

Clerks should have law degrees, and all register of deeds office need to legitimize all documents before stamping and filing fraudulent documents.

The state whether they check ID or not is the party that is complicit in the fraud. Their job is to properly protect the Deeds and facilitate legal transfer of Deeds etc. They didn’t do that, they hold complicity in the fraud because of their negligence. Trying to pass the burden of this theft solely to the homeowner is some next level gaslighting.
They need to check to see who is paying the property taxes when someone comes into the county clerk's office trying to claim any property as their own. They should also be made to provide proof of any mortgage payments that are or have been paid.
File a judgement and lawsuit
The laws for filing real estate deeds and liens should be changed federally to protect homeowners.
