Some friends and I rented a house at Alligator Point in the summer of 2013. It is beautiful and the people are friendly. However, Paul, I must take you to task about boat access. The marina only has a boat ramp which is VERY poor and the marina is quite expensive on their mooring fees (wet and $50/day). The other ramps you mentioned are very shallow and good only for smaller boats at high tide. The best place to put in if you have a decent size boat is Rocky's in Panacea just before crossing the bridge to get to Alligator Point. I had a 23 foot boat and they kept it dry storage with freshwater flush, in/out any time at $48 for the week! The beaches are great but do not expect crystal clear water.

In gator country wherever there is body of water expect a gator ..even if its your backyard pool
