What are potential challenges for building consent in NZ if you see little future in electricity for energy/warmth, due to our ever weakening earth's magnetic field and thus the increased risk for solar flares/storms? I'd like to build something that would be totally unaffected by solar weather.
Hi Josh, awesome crash course but probably a bit too quick. I'd like to know a bit more but obviously you covered most it more the design, and knowing what you want b4 setting out for the build. Would you have time to do a bit of an in depth as to the last part of your video?
Hey The Smiley, definitely could look at doing a more in depth version. Did you have any specific questions? Thanks for watching and cheers for the idea :)
Hey bro Josh, you mentioned remove council of liabilities if builder/owner did not build to the stated plan. I am aware that many "leaky" buildings especially those involving apartments where there is a body corporate have been embroiled in high court litigation because unscrupulous consultants and lawyers have advised that council is the ultimate defendant with deep pockets to pay for damages to a building "defects". May i have your comments on this.
hey josh! thanks for this video! I'm planning to add an ensuite and a spare toilet to my house. I have drawn the new plan in scale with engineer notes, can I apply a building consent myself without an architectural designer?
Hey Zihan, glad you enjoyed it. I am not 100% sure on this one, I would suggest giving your local council a call and ask to speak with the building team. Usually I find the councils I deal with more than willing to help point you in the right direction.
You need to be a licensed building practitioner, so I don’t think that will work. I have just done a similar renovation and all I would say is don’t underestimate what’s involved.
Yes owner or their rep can submit the consent design docs & drawings themselves. In fact if your design follows NZS3604 it means you won't even require SED and have engineers sign off on the structural drawings. The council will tell you if your drawings do not comply with the building code. What you can't do is BUILD certain parts of your house such as plumbing and electrical and so you must get registered tradespeople to do this and tell council who you hire.
How about someone sells just a wall and a bit of floor with all the electronics and plumbing installed in the wall and floor. Then a small sweat of add ons for just a basic house , mini house.
Why so much hassile around consents and earthquakes, a few designs with some surface diffrances would make life easer. Burocrocy going crazy , plan A ,B,C,,D or ,E. pretensous costing the nation.
that's really helpful, thank you for sharing your knowledge and experience.
Glad you found it helpful Ella :) Keep watching my build updates, just uploaded a framing episode :)
Hey mate, great channel! I'm currently working on my first duplex project and have learned a lot from your stuff!
I'm a builder but work mainly commercial. Done residential 10 years ago. Thank you for sharing your knowledge
