The concept your referring to is applied to mutual funds, comprised of a wide portfolio which may include blue chip stocks but a wider variety of stocks, bonds, commodities funds, gov't products etc. A firm whose put together a nice long standing fund may be able to show a 6 or 7 percent growth on that fund for the last 5 years for example. That return is coming from the variety of financial products versus when you look at stocks ... the S&P500 has had 1.2 or 1.3 percent growth for the last 2 or 3 years running now. If your looking for the long and steady game mutual funds is where its at. You not going to triple your money but it will grow year on year and it will be there when you need it. If you ammas 250k and are able to set it aside and get yearly growth of 7 percent ... that math aint bad at all

I didn't think it's as bad as y'all are making it seem. Both the stock market and real estate can be great tools for building wealth, it's more about your risk tolerance and your education and your personal preference in both of those places that counts. Both of these guys know their stuff, in different areas. For me, I don't want to have to deal with bad tenants, evictions, broken toilets, and the nonsense that will happen if you own real estate for long enough. I know the stock market, and owning a massive amount of stocks in index funds + a small percentage in blue chip behemoths is a relatively easy, and safe way to grow, and you don't need a ton of money to even get started. Shit, I got started when I was making 17k a year while I was early in college. Historically, the market will always recover and always trend upwards.

I wish VLAD would have taken a more "Teach Me" approach to this convo, should not have been a debate!! Rent a home for 2 years $1000 a month= $24000 goes towards the owners. Buy a home, live there for 2 years, sell it and even if you don't make any profit you still didn't lose anything. You live there for free.
Over the course of a 30 year mortgage you do pay down the principle slowly. You also have the option to pay extra on the principle and that dramatically lowers the balance depending on what you can afford. Another huge advantage to ownership your mortgage payment on a fixed rate doesn’t fluctuate much. Taxes and insurance can go up and down in time a little. Looking in my neighborhood my mortgage is at least $600 a month less than the going rental rates on a comparable house and my income has risen. If you are staying where you are for five or more years it’s far better than renting in that aspect because rent always goes up. Renting is better for short term. Vlad is viewing it as a money maker but you need a place to live. If you find a property you can afford in a condition that you can maintain you will build a little equity and you will be shielded from the unpredictability of renting.

I'll put it into this discussion with just one word...Leverage! If you had $100K, and you invested in stock, what would it be worth the moment you bought it? $100K is the answer. Now what is the property worth the moment you buy it with your $100k? Get ready for it. Are you ready???!!! $2M!!! And I'll show you why. A divorced couple needs to liquidate their assets immediately, and sells their property at $0.50 on the dollar just so they can be rid of each other and go their separate ways. Now it's for sale for $1M. I put 10% down, yes you can do that, especially with the appraised value, and go sell it for the $2M. Because I have the time to do so. And if it's a portfolio of properties, honestly I wouldn't even put money in the deal, the equity acts as the down payment, and I sell it for an increased discount. Let's say I sell it for $1.5M or $0.75 on the dollar. I have control of the property, I pay the bank the $1M I owe, and I pocket $500K, that 25% difference. You can do a 1031 exchange so you can defer taxes if you pocket the million dollars. Smh. Look, you just don't know what you don't know. Both the stock market and real estate can be great tools for building wealth, it's more about your risk tolerance and your education and your personal preference in both of those places that counts. Both of these guys know their stuff, in different areas.
For me, I don't want to have to deal with bad tenants, evictions, broken toilets, and the nonsense that will happen if you own real estate for long enough. I know the stock market, and owning a massive amount of stocks in index funds + a small percentage in blue chip behemoths is a relatively easy, and safe way to grow, and you don't need a ton of money to even get started. Shit, I got started when I was making 17k a year while I was early in college. Historically, the market will always recover and always trend upwards.

Over the course of a 30 year mortgage you do pay down the principle slowly. You also have the option to pay extra on the principle and that dramatically lowers the balance depending on what you can afford. Another huge advantage to ownership your mortgage payment on a fixed rate doesn’t fluctuate much. Taxes and insurance can go up and down in time a little. Looking in my neighborhood my mortgage is at least $600 a month less than the going rental rates on a comparable house and my income has risen. If you are staying where you are for five or more years it’s far better than renting in that aspect because rent always goes up. Renting is better for short term. Vlad is viewing it as a money maker but you need a place to live. If you find a property you can afford in a condition that you can maintain you will build a little equity and you will be shielded from the unpredictability of renting.

Now I did see that the company has some weird policies,yet many of them do.Most of that information about real estate investing can be had for free or close to it.I know people who work securities,stocks/bonds,and land,so it's all about which direction you choose to go.I started my own things basically for free or with grants for programs,and never had to scam nor be scammed.Most importantly,no matter how we reach wealth,you will never have wealth renting,buying new cars,and making poor money choices.

personally I only invest in assets that appeals to 2 out of the 3 self preservation necessities. Food and Shelter. If anything the stock market is a scam. Think about it.. if there was a total economic collapse, a piece of land that bears food and shelter will still be worth something.

Vlad is incorrect on this one. For one, you should never put all of your eggs into one basket. Vlad has all of his cash in stocks. Bad move. You should always diversify. I've been in my home for five years and it has increased $90k in value, and that's with no work or improvements. And, my mortgage payments are far less than rental payments. My stocks, on the other hand, have not made me $18k per year. So, Vlad is incorrect🙍
I'll put it into this discussion with just one word...Leverage! If you had $100K, and you invested in stock, what would it be worth the moment you bought it? $100K is the answer. Now what is the property worth the moment you buy it with your $100k? Get ready for it. Are you ready???!!! $2M!!! And I'll show you why. A divorced couple needs to liquidate their assets immediately, and sells their property at $0.50 on the dollar just so they can be rid of each other and go their separate ways. Now it's for sale for $1M. I put 10% down, yes you can do that, especially with the appraised value, and go sell it for the $2M. Because I have the time to do so. And if it's a portfolio of properties, honestly I wouldn't even put money in the deal, the equity acts as the down payment, and I sell it for an increased discount. Let's say I sell it for $1.5M or $0.75 on the dollar. I have control of the property, I pay the bank the $1M I owe, and I pocket $500K, that 25% difference. You can do a 1031 exchange so you can defer taxes if you pocket the million dollars. Smh. Look, you just don't know what you don't know. I myself an ignorant to a lot of things, but real estate is not one of those things. I hope this helps anyone who didn't understand. And good luck in your investing in whatever vehicle you use.

Theyre both reaching, in order to win. But Jay is mostly right, that both of them are doing better in the vehicle they chose to learn & practice. But 33% is not hard at all to make in the stock market. And compound interest is the 8th wonder when it comes to generational wealth, much easier than real estate and less work. So both of them are speaking over their heads. Entertaining nonetheless.
