My siblings challenged titles and deeds and her trust while she is alive "incapacitated" 94 with Dementia (Alziemer). Attorneys out here seem to work together for their own interests on both sides. I am Pro Per or Pro Se. I applied this study to my situations and on 10-01-2021 Judge gave his Tenative Ruling in favor of me on 4 separate parcels 100 percent based on Real Estste law in California. It definitely applies in both types of jurisdictions. Once a subsequent purchaser has qualified under the recording act (whichever type it is), that subsequent purchaser can convey good title to people who themselves would not qualify.
