    Very nice video and tour of Trieste. My mother is from Trieste and my family live nearby in Slovenia . I have been traveling to Trieste since 1964. In the early days the city was mostly older people. Similar to Miami Beach. Today it is a vibrant city. Alive with tourists. The port of Venice has closed to cruise ships and now Trieste accepts them. The city is BOOMING! Just like Miami Beach in the early 90s.

    Thanks for the video. I have been checking Trieste for sometime now. In general I think it is a nice region to live in general. It has a good safety index, low crime rate and living expenses are not that high. I love going there in the summer because it is not that crowded like other areas in italy. The city Port is on the Adriatic sea which has a beautiful view and since the Adriatic sea us not very deep they specialize in Seafood dishes.
    The property like you said is not the best for investment or rent but you get the value of using the place. It is a good option for me because I work remotely and I can use the extra space for an office. So this is not an option for investors or people who are looking for a job in The city.
    I asked some friends there and what might move the property market there are two things
    1. Chinese projects that invested in the city to expand the Silk road project, but some of those projects where suspended when the pandemic started and it might take longer to restart again or risk of political tension and sanctions between EU and China could cause problems for the development of these projects.
    2. Buyer behavior changes. When the pandemic started many property buyers had changed behavior and start to look for more space and gardens to relocate their family and move their business somewhere else specially for people who work online. The other behavior change is buyers from countries like Austria or other countries in Europe who don't have access to sea to buy in Trieste as a second home. They find it easier to buy there and have ab easy access to visit their property rather than buying in other countries like Thailand for example where some have a second home but weren't able to visit it.

      mo man thank you for your detailed feedback. On point one I am hopeful once Covid is fully over these projects will continue. I understand there are tensions between the EU and China but purely from a business perspective they both need each other especially in these difficult times. On the second point I do also feel that for the near future Europeans will be buying property on their own continent rather than say in Asia/Americas etc but again this is only temporary. 5-10 years from now this will probably change

    nice Video giorgio! i'm about to buy my first property in Riga Latvia. Would you consider a video on mortgages in countries for non EU/overseas citizens? i know Spain offer this but require a 50% deposit and high taxes. Thanks

    Im looking to buy this year - and still up in the air where? Maybe Calabria or Even Trieste. I don’t want a well known city. Just need easy access to airport (1 hour or less via train/car and a train station in town 🙏🏼. Will also need a loan for non EU. 90K € or less. I know it’s possible. Looking forward to immersing myself in Italia slowly to learn the culture and language . This will be my vacation home.

      LV I wish you all the luck in the world. Please do consider that Trieste can be very cold in the winter whereas Calabria as a region is much warmer. That said Trieste is much more advanced in terms of services.

      @@saveandinvestwithgiorgiolo8375 Calabria in respect of Trieste is a third world country the poorer part of Italy , is ok for a vacation not for living.

    As a Slovenian I of course know Trieste but never thought about it from a RE perspective. But as you've said the population decline is an issue, it's just not hip.

      @@saveandinvestwithgiorgiolo8375 I live in MK so Ohrid is an option. But not sure who could manage that for me cause I'm in Skopje. Otherwise I guess Bulgaria is the most obvious choice.
