Overall, I think it really depends on which unit type the buyer chose. I trust the tower A corner unit (away from TnB) will be the best since it will be the most quiet (not facing any heavy traffic road) and the windows layout should in theory have a better view than the other layout types. Would be interesting to know what SDB will develop for the empty land in front of the LRT. If they are planning to build an entertainment mall (with bowling alley etc.) then SS16 would become the new Sunway pyramid when you combine lifestyle/family/entertainment/hypermarket all in one area. It will truly become the ideal TOD project.
I'm a huge fan of Sime Darby as they usually have really down to earth but very nice and very practical developments. The luxury toilet fitting are really a pleasant addition.

SJCC is more like an after-thought development of Sime Property on a KTM reserve land. Subang Jaya is a self-contained township that has any amenity you can think of except a government clinic (klinik kesihatan).
Buyers need to watch out for the water heating pipe and ventilation provided by the developer. High chances not provided and its an artificial vent system. Also check the workmanship of the walls might have alot mooncraters

They are definitely useful for better air ventilation and lighting. Another plus point for buying this property that you forgot to highlight is that the buyers will sure strike TOTO punya.

The overall design is kinda boring and plain, but in another word, I think it is very practical and functional, the deep sunshade on the facade to cut down glare and shade the rain, the vent block for natural ventilation, the white color façade to cut down heat gain, this remind me of Architect Dato Dr. Ar. Ken Yeang's sustainable design philosophy, I was disappointed about the higher price tag, but not until I realized the development comes with all the good solid real materials like the 40mm granite flooring, Toto sanitary ware, engineered timber flooring instead of vinyl or laminate type etc, it is just so practical in the sense that you dont have to fork out higher maintenance fees in the future. perhaps only old ppl like me will appreciate the hidden value of this developement, or some ppl just preferred vibrant and existing products like Arte - Mont Kiara...

Nice video. However I worry about the value from an investment perspective. This site is 600m to the LRT and 1.2km to Empire Shopping Gallery and the surrounding area is very dark and quiet at night. Recall most buyers paid 900+-psf for this. Let's revisit this after VP when more firm info on the transacted price and rental is out.
I don't think this property is meant for investment with the hefty price tag and overall low rent PSF in SS16. It is definitely more suited for own stay and possible capital appreciation.

Aurora is geared towards affordability (price PSF) and lower end in terms of build quality. Aurora walking distance (within 500m) conveniences are Empire, Subang Parade and Wisma Complant whereas Lot 15 conveniences are LRT/MRT and Big Aeon (possible convenience in the future such as subang avenue, Lot 15 shops and future project in front LRT). In terms of quietness, Lot 15 is definitely better than Aurora especially for Tower A units.

Everyone pleases aware on exsim property which under this Lim Agency Development, they try hard to cheat on our deposit, talk very good when want us to deposit and book the unit, say will give back half if cancel, in the end say load problem and don't want to refund, please aware on this and don't any how book unit under this exsim and lim agency, good luck!
I guess the project is meant for young people with small family or old retired couple who wants easy access to the nearby amenities and also to enjoy low density home living. It's hard to find high rises with less than 500 units these days and Lot 15 is having only 361 units with all units having a max of 2 bedrooms. I don't think there are people dumb enough to buy a 2 bedrooms unit at that price for AirBnB purposes or to rent it out cheap to foreign workers/students cause the ROI would be pure shit hence this would also mean that the people living there don't have to worry that they might have shitty neighbours.

SS16 doesnt stand for seksyen 16, "seksyen 16" is in Shah Alam. Some Darby named it all SS as a token
