    This is 2018 project where initial cost of duplex was 55 lacks to 65 lacks but now they are asking for 80 lacks plus where no development has beenfor last 3 years yet duplex price has been appreciated. This area daspur andharua is at same stage or development status as it was in 2018 precovid times

    I wonder why there is too much high price in bbsr, while if i compare with hyd, we can get it at much better price with better security and high development. Bbsr is overhyped and limited development to one district of the state. I wish they do more development in other districts so customer's can purchase land in other parts of the state too.

      Yes.Property rate is too much hyped in Bhubaneswar, compared to other cities like Hyderabad, Kolkata, Vishakhapattanam etc. I don't why, as if too much career, business opportunities are there. It may be due to the brokers n easy money of locals, moreover black money is invested in real estate mainly.

    Bbsr real-estate is sky high price which is much higher than tier 1 cities. I really understand this market neither a big it hub is here nor a top noth financial entity like Jp Morgan ,Wells fargo like companies are there. Although few corporate started their operations that to no clear cut news on operations strength and future operations plan. Builders are making fool us. I would highly recommend to invest the same money in bangalore or Hyderabad to fetch more return on rent. Otherwise invest in Goa

    @Utkal Property TV Since u have shown PNB bank as the location of property there is an elephant crossing point on the main road connecting it to this property. Buyers pay for property where people live not where elephants walk.Buyers plz see the sign board on the main road where elephant crossing point is mentioned.

    Too much price of plots/house at Bhubaneswar because Bhubaneswar is smart city in pen and paper not in reality. Here there is every chance of being cheated either by builders or land mafia. A lot of in this cheating profession are rotting in jail. Beware of these elements.

      @@utkalpropertytv6640 My Capacity or budget is 1cr for duplex .What I meant was inside a village spot that has danger of elephant attack doesn't fetch 83 lacks better prospects are offered around 85 lacks .Don't ever judge buyers capacity look for rate that is going in those areas and to my knowledge without visiting the site I can confirm that this has to be a less populated area which won't even fetch a decent rent upon investing .Being a buyer u can't fool people to invest 83 lacks that won't even fetch rs 8300 as rent whatsoever may be quality. Location of property does matter & this is a completely underdeveloped one

      ​@@rohitjha6688 Not all people buy homes for rent purpose. Some buy to settle. A gated society at this price is acceptable. After reading your multiple comments I'm damn sure that you haven't explored property in Bhubaneswar physically. The quality of constructions given by other builders is simply pathetic. I have personally visited properties in Patia Raghunathpur Kalarahanga Patrapada Sundarpada even the brand new houses were having cracks from inside. I have seen builders using third grade cement and not even Tata steel for foundation and demanding sky rocketing prices in Crores ( talking about year 2021) . Location is not everything brother. 80% of your price must be the value of your property and rest for ur location. Underdeveloped? Brother you will reach to this property without even stepping ur feet into a mud/non concert road. It's completed black top road from Studio Chakk to this property.
      Ps- We have a property here and the builder is a nice person. The quality of this duplexes are at par with some renowned builders of Bbsr.

So all student are Playing With Elephant & all the buyers of DN Palasia are Fool . Government also started Project Like Adarsh Vidyalay ,Food Park ,ESIC Hospital & TP Scheme in Andharua & Daspur. Means They are Not Aware of this Situation. However, Villagers in Andharua are also Play with Football with Elephant. Secondly ask someone about Patia, 10 Year before & Now. I can Show Many Example of Buyers who did not invest in Property in Patia before 10 Year but Now Crying . So Spent some time to visit the Location , No matter you buy or Not.

      @@utkalpropertytv6640 Elephant attack is generally seen at night in areas where they are usually seen in around chandaka so students in dn global school don't play or go to school at night .Hence they might not be playing football with Elephant. Coming to Dn palasia where amenities or facilities offered to buyers are-gym,swimming pool,club house,indoor games club ,ampitheatre,badminton court which calls for a lifestyle flat not like a 20 house no amenities duplex project like in andharua which can't offer these amenities. Coming to govt schemes for development in andharua they are in pipeline that doesn't call for 83 lacka as price of advertised duplex.My opinion is that thais area duplex can't have 80lacks as cost to purchase.when a buyer invests hard earned money better prospects of 85 lacks 90 lacks 80 lack duplex are available in areas like patrapada kolothia aiims where population density is high compared to andharua daspur which would fetch better and easy rent .Andharua will develop for sure but right now it can't demand 80 + lack as duplex cost.ROI return on investment is not high when someone invests in andharua

    Price is always overhyped in bbsr becz of doctors, politicians, engineers black money being invested in real estate. These are a barrier to a middle class family to purchase any property. Instead of investing here better to invest in Bangalore, Hyderabad and Vizag like cities where a flat price 65-70 lakh and you can rent it easily in 30-35k . Waste of money to purchase land in bbsr . No attractive industrialisation and you can’t get price per land value . My friend purchased a flat in Bangalore with a renowned builder prestige @63L. He can easily rent it on 25-30k which is much more than the emi amount and he can get a good profit from it. In bbsr max rent cost is 15k that too underdeveloped area 7-8k maximum. But these real estate brokers has overpriced the value which does not have a sense.
