When I was 6, my parents thought we were on State property camping. The property owner came out and talked to us. He could have been rude. He wasn't. He showed my dad on his map where his property was and where the State property was. Actually helped all of us move our tents and stuff. That ended up saving our butts. The man came out three days later and asked if we had heard about the fire evacuations. We hadn't. He got our stuff in his truck while his wife and Mom got us children in the car and they took us to their house. We helped them get their animals and go bags and all left. They came and stayed at our house until they were clear to go back to their house. I know people that have been shot for trespassing. I still honestly believe that God lead us all together. We're all still friends. They were building their own house. It was amazing watching how it came together.
Thanks for posting your experience. We definitely didn’t go at our situation aggressively. We wish they would have talked with us, so we could have explained the situation. Most ranchers out here are friendly.. glad to hear your experience was positive.
The state won't protect your property, so you have to do it yourself. Squatters on rural property is a problem easily solved by a semi-automatic rifle and a backhoe. My backhoe is small and barely gets to 6', so I hope I never have too much of a problem. If the squatters move on as soon as they realize they are busted, that makes the problem even easier. I do hope you have notified the owners of the property they moved to. If you don't know who they are, they can normally be identified through the local property tax database. For better or worse, that is usually public information.
This is why I havent built anything on my land out in Cochise cty yet...i figured squatting would be a real issue if I couldnt be there all the time. Not to mention the local thieves.
There seems to be a lot of videos around of people just going out to a remote area, assume nobody own it, and set up shop claiming they are homesteaders. They even find old buildings and cabins that are locked and just assume they are "abandoned". I agree with previous posters - fences and signs are the minimum to have., especially if you are a remote owner.

No point in putting up fences if you do not plan on being around. As soon as they see your not there those fences will get stolen along with anything else that you leave unattended for any lengh of time.
A Garmin along with the chip for your area will show on the map who exactly owns the property around you as well as your name should or will eventually appear…what about a game camera
We are lucky that our county has an online interactive parcel map, which gives us the property owners whenever you click on a parcel. Games cameras can work as long as you are in the area to check them frequently. Thats the downside of cameras is that you’ll need a power source & way to transmit that data (internet) if you’re not in the area for a while. That makes more sense for vacant homes really, or new builds.
I was just involved in a situation that showed that neither the county maps nor the gps data was correct. The only thing that is legal is a survey from a licensed land surveyor. You don’t buy land based on some app on your gps or based on the county tax maps. You buy land based on a deed drawn and stamped by a licensed surveyor.
Did they do any harm to your to you or your property? If not it should not bother you too much since yoy have no signs up saying private property, no trespassing in both English and Spanish
In our case, they definitely destroyed our property by cutting down trees. We know there’s no 100% way to keep people off our property, but the signs we think help.
There are so many people living out of their vehicles nowadays in the Western states and all the criminals coming over the border; even if I built a beautiful home I would never feel safe in that kind of location, especially at night; additionally, large corps are buying up all the water rights; if you don't have water you don't have anything. Yep. You're in Arizona. Learn your laws and what you can/cannot protect by lethal means. Protecting dirt is a dicy thing though. You've done everything else you can. Wishing you the best.
Hello fellow Cochise county homesteaders! I just stumbled across your channel today. I researched Arizona land ownership a few years ago, and, if I remember correctly, you don't need to have those "no trespassing" signs up in order to be able to use legal action against trespassers. Also, if you do post signs, you need a minimum of 1 sign per fence line (e.g. for a rectangular property, that is 4 signs). You guys have probably done the right thing with where yours are posted, but a general guideline I have heard is to post them at any entrance to your property. BTW, I've just subscribed, onward to 500 subs!
In certain States if you paint the fence post purple, you are stating do not trespass. We have had even our neighbors cross over the property line and steal stuff off of our property. I had to contact the authorities about some stuff that was done.
To be honest they do it because it's not right to own something if you don't use it we also own offgrid land and live on it. There is a law on the books that says you don't have a right to have a place you don't maintain or take care of.

I just bought a backhoe. Contractors charge a lot to travel to rural locations.
Build a temporary electric fence around the campsite and then put a mean ass bull in the fenced-off pasture.
The bulls already roam freely around us & they are definitely mean. 😂

If others were not trespassing on their private property there would be no harm so why should it be scary
