    A home does not need to have be gigantic in size to feel big, to give everyone in the family space or to be able to entertain.
    Spaces were laid out strategically to provide natural daylighting based upon how and when each room is used. With a specific focus on natural light during the winter months.
    3BR, 2-1/2 bath is 2,300 sf of living space and includes a main level primary suite, 2 nice sized kids bedrooms on the opposite side of the house, an open - but not too large kitchen, dining, living area, a loft area for the kids to play, a large mudroom, a large pantry a sunroom with a two sided fireplace and a future bonus room above the garage.
    Constructed with insulated concrete forms, this house has solid concrete walls all the way up to the roof. The ICF walls, which are load bearing for the roof also separate the kids bedrooms from the living area and the living area from the primary suite
    The thermal mass and the continuous insulation from the ICF walls alone will result in the family barely having to run their heating and cooling to keep the home at a comfortable temperature. In addition a geothermal system will be installed, with warmboard radiant heating and Energy Recovery Ventilation.
    White, cement board siding in various patterns and a whitewashed brick base and full height exterior brick at the entry result in a cohesive look, with some visual interest and varying texture and shadow across the façade.
    The project is currently in the construction drawing phase with the anticipated start of construction in the spring of 2024.
