if I may make a suggestion, for your next showing....kindly include the size/ dimension of the room....like this master bedroom is about 25ft by 30ft or a little over 7m by 9m, I think the main selling point of the house was the pool and the rooftop.....maybe say, the pool is one of your favorite feature of the house. When you're entertaining friends and family, say something like they can enjoy cooling off while grilling hot dogs and burgers and in the evening continue the party on the rooftop....you can furnish it with outdoor furniture and or instal a sail/mesh like material to create cover and privacy from the neighboring building, some outdoor colorful lights... and say something like, the design is only limited to your imagination ...it's just a suggestion, but adding more detail to the house and include why you think this house might be perfect for someone will help improve attract more viewers and potential buyers...just something I say when I'm showing a house to a potential buyer

I help people sell there house, here in Florida….my job is to always find ways to for potential buyers to become interested, in my experience…including the where the house is located….like where in Cebu (show on the map), how far you are to the nearest beach, mall, private/public schools, churches and grocery stores/markets…what people can do for entertainment at night, how far your drive is to Mactan InternationalAirport….explain the security/gated feature of the subdivision before going over the layout of the house

It's 4BR only if the Theatre Room, Helper and Driver's Room aren't included.
