Do you have a primary.. so three homes? You’re already ahead of most so congrats! Especially for not using your VA loan. Just be aware you must occupy any multi family you use your VA loan on!
@@KCMcKeown yes I have a primary too. When I buy with VA, how long must I “occupy” the home before I can rent out my part?
@@anxietyfpv6072 So this is an underwriters discretion. If you relocated to another city hours away or another state it could be minimal. The rule of thumb is usually a year but it can truly vary case by case.

Awesome video! With everything going on, my work has converted to 100% remote. I currently rent but I'm looking to use my VA loan and move into a duplex or larger in the Austin, Galveston, or Jacksonville areas. Have you made any videos that walks through the analysis you do on a property in order to determine if it's a good rental property? Also, curious if there's any tips you'd offer on how to get sellers to take care of those big ticket items prior to closing, as part of the deal. Does that depend on whether you're in a buyer's or seller's market? Thank you for sharing your knowledge and experience!

They were about 3 years apart, maybe 2.5…. But both were my primaries at the time. I just moved often!
@@KCMcKeown do you happen to know if you get a duplex how soon can you rent the other and would you be tax exempt(Texas ver) on the whole duplex?
@@carlospadron488 Hard to say as every county is going to be different as far as what they exempt. Just be prepared to pay taxes on the other units and if you don't - yay! As far as amount of time needing to rent out - it's case by case and will depend on your situation/work/life. Every underwriter will gauge it differently. One lender denied me - the other approved me in 5 months.

I love the VA chapter 7 multifamily loans you or a group of veterans can own 4 rental apartments but all of you must owner occupy so a 8 to 10 unit property (plus 1 commercial unit)
Imagine if we did a Veteran owned VA-funded housing cooperative? I believe a cooperative can have some rentals?

Do you include utilities and have to account for that in your cost? Or is that extra that the tenant has to set up themselves? Trying to gauge which option is best.
Tenants should always pay utilities - not the landlord. Obviously some do - I don’t though.

Yup! Conventional after just 5/6mo of living. Then lived there for 2 years before using my VA loan for a second time.

How much money would you suggest I have saved up before I use my VA loan on a duplex ? Also, why should I not be afraid to take this risk ? I’ve always been really interested in real estate and I know that I can use the VA loan to my advantage just not entirely sure how to!
Truly depends on your market! With a good agent and a market that’s not incredibly on fire - you could purchase with little to no money out of pocket. $5k-10k should be plenty for a duplex that’s not incredibly expensive.

@@zamikras4987 yes but I’d keep your cash unless you need it to cover closing costs. That’s the great part of the VA loan is not having to put a down payment.

Well this one property I may wish to purchase for my own dwelling instead. Can I purchase a property from the partnership with a VA home loan?
Absolutely! Your partnership would just sell it to you.

Do you think it's better to go as biggest as I am comfortable mortgage for my first property and wait for property value and equity to build or should i start small with 3 bedroom then a 4 bedroom after a year? Could you explain the pros and cons of both? This is from a Veteran who wants to get into real estate investing of course starting out with the VA Loan. I hope understand my question
Multi family or single family? This could be answered in so many ways. I believe in fully leveraging your entitlement if you can - but that varies by state and by market. And you also have to be in a financial state that you’re comfortable with to fully leverage it.

You can’t use your VA loan to flip homes. You have to live in the home itself. You can live in it and fix it over time & then move & rent it though.
I thought the VA loan limits were different for 1 unit, 2 unit, 3 unit, and 4 unit properties?
Unfortunately it’s not. It conforms to the single family limit if you already have a VA loan out. Otherwise there isn’t a limit if you have full entitlement

Nope! You can use it as much as you’d like but if you use it multiple times you have a certain amount of entitlement

I mean I bought my duplex in 2017.. sold it and 1031’d to a 1.5m cabin and that generates me 10-25k a month
