Tour Caloosa Preserve in Alva, FL

  • Caloosa Preserve is a small gated community located in Alva, just about 45 minutes East of Ft. Myers. This community has large lots to build your custom home on and has a private boat ramp for direct access to the Caloosahatchee River and Intracoastal Waterway. Caloosa Preserve has four architectural styles to choose from based on the different settlers of the area. The Caloosa were one of the original settlers and the area feels like a preserve as you drive in so the name makes perfect sense. Homes must be at least 2,400 sq ft on non river lots and over 3,600 on the riverfront lots. The lots range from just under an acre to over 2 acres in some cases.

      Any issues with flooding or high insurance there due to possible flooding?

      @@billlindner1595 Hi Bill, this is a tough one to answer. Under FEMA's new flood 2.0 released last year, insurance is largely based on how close you are to a flood source. With the river bordering much of the property, this would raise insurance premiums. Unfortunately, the flood maps are being redrawn, but most of the community was not in a flood zone requiring flood insurance prior to the FEMA Flood 2.0. Until the new maps come out, we can't say the impact aside from a general statement to say you should expect to have a premium. As a general rule, we encourage all of our customers to have flood insurance in Florida. When not required, it is up to the customer, but 90% of all flooding is fresh water flooding. We would suggest getting a quote from an insurance brokerage in advance of purchasing in most fo SWFL so you know ahead of time. Insurnace is tricky right now in general, add on flood, and it can get more complicated.     Correction: for riverside lots, the house size minimum is 3400 sq.ft., not 3600. That is under air... this place kicks ass😆

      Correct, was going from memory and knew it was quite a bit bigger. This is a hidden gem in Alva!

    If you buy a lot can you build a boat house or garage 1st or do you have to build the house 1st.
