Just curious, when you tell the neighbor that they may be interested in getting to know their new neighbor, what do you mean? Is the idea that they may run into the person who is going to buy the house when they swing by the open house, or am I missing something? Thanks.
as in they may know a coworker, or friend, or family member or just acquaintence that they could tell about the house and they could come to the open house. Or, they may come to the open house to see the inside of the home and see what it's going for. If it matches their house in a lot of ways, and is going for a price that sounds right, they might gain interest in selling thier own home.
With the new buyers agreement form needed to be able to show houses, how would you approach the uninterested buyers now who might not want to commit to signing an agency agreement to be able to check out a house?

I'm hosting it for another agent and in all reality, had no idea what to do to prepare and it wall happened very last minute. I've had a few people stop by that were very open and kind and then I had one rude couple. They were displeased that I didn't know whether or not they could build a block wall and some of their other questions. Do you have any videos about preparing for all the random questions?
Sometimes you won't have all the info they ask for. I always shoot a text to the listing agent, ask them to try to be on stand by for any random questions. If it's in an HOA make sure you ask some main questions like if rentals are allowed, pets, yard work, and snow removal (if you get snow), etc. Hope that helps. A recent question that threw me off was them asking how tall the ceilings were. 🙂
