    it would be nice if these guests brought photos of before and after or just generally show off some aesthetics or numbers. Its a good episode though. But having more palpable info would be ideal

      They never do. I've been watching videos for over 30 days. There might be 5 or less where the guests talked actual numbers. It's strange and I'm to the point where I feel a lot of this lacks credibility. They engage in the "why" of it all way too much. They talk about themselves way too much. No numbers. No real discussing about how financing happened. At first, I was very Gung ho about BP but I'm starting to come out of the fog a bit and tune out the hype and really pay attention to the content. It's pretty empty.

      @@Nola1176 agree. I do like some value ive gotten from their previous videos and books, specially BRRRR from David Greene. But i feel most of these interviews are filler to keep channel engagement. the numbers and useful info is paid in books etc

      Each rental's numbers are discussed at the end, for 2022 with the purchase price of the homes.

      ​@@jennivega3648thanks but no mention of where down payments came from. Did y'all have half a million saved up before you got into real estate? How were all the properties purchased? This info is always lacking from BP. But I do appreciate you responding.

    I love this episode as Jenni and us (me and my husband) are on the same path. We were able relate in this episode and every time Jenni says something, my husband and I say, “Yeah! We do that too!” OR “that’s a good idea” We have 7 properties/9doors (Converted 2properties to duplex, BRRRR) we started investing last quarter of 2019 in our own community, actually found our first two properties in FB marketplace, Now have 3 in PCB, bought one from a realtor near our city and one from an auction. And she is 1000% right on the pool in PCB (we are actually looking on how to do that now), on having friends that invests (we don’t have that yet), etc…. Thank you BiggerPockets for everything you do! We really appreciate it!

    I can also answer why no agent every talked to her about investing. First yes most are not investors, second it is a license issue. They would be acting as financial advisors and it would violate the license laws in most states

    My goal, buy property in the smokies north carolina side as cheap as possible with creative financing and turn them into str and mtr. Would absolutely love to rehab a few old homesteads as well.

      I haven't started the episode yet. But they didn't cover this??? They had to know their audience would wonder. Hmm, I'm starting to think their guests aren't doing what they say they're doing.

      Hi @Fwfeo that's a great question. With a great cleaner (one who is willing to run errands for you) and handyman, self-managing from a distance can be done. It doesn't hurt to have a family member or friend who lives in the area as back up, but that isn't necessary with the right team.

    Isn’t Cutco a MLM?

      Cutco is a quality brand of knives sold by independent contractors through Vector Marketing. Unless they have changed their platform, they are not an MLM. However, I believe you can only purchase them through independent distributors who partner with Vector and not in stores. They provide good training and help their distributors develop good marketing skills that you can use throughout your life. I found it amusing that Jenny dodged the details of her Cutco business a few times. Great interview though.

      @@waltfab1 no, they definitely are. A decent google search into the company and actual Glassdoor and employee reviews would say so as well. I would’ve believed you at first until you mentioned Vector Marketing. These people would come on campus and try to recruit naive college kids into joining and selling overpriced knives to their family lol.

      Hey Walt 😀 I absolutely love talking about Cutco, I just wasn't expecting to talk about it on the show that day. On the other hand, I was aware of all the other topics we were about to discuss. Being a guest speaker is somewhat of a nerve-wracking experience especially when you really admire the platform. What would you like to know about Cutco?

      @@jennivega3648 I just reread my comment and I hope you didn't take offense. I didn't mean any disrespect and shouldn't have used the word "dodged". I can only imagine how stressful doing an interview like this is, especially if you don't do them on a regular basis. You did a great job and I really enjoyed it. As for Cutco, I was a distributor back in the late '80's. Although I was not successful at that young age, I do remember the training and still use some of the skills I developed on the presentations today as a Realtor. I still have my "starter kit" with the 4 knives and carving fork and even purchased a full set with butcher's block about 15 years ago. I am going to re-watch the podcast because I do want to learn more about Air BNB's. I had condos that I used to rent as vacation homes when I lived at the Jersey Shore, but that was a losing proposition for me because the season was so short. Now I focus on year round rentals living in SE Florida, but I would consider broadening my horizons and dipping my toe in the short term rental market. Again, I apologize if my comment came off as an attack or insulting.

      @@vietta3095 It's not a job for everyone. I was a distributor for s short time, but wasn't successful because I wasn't ready to get serious about sales. However, I did learn a few skills through the training and presentations/sales calls I did that I still use today as a Realtor. I know of some very successful sales reps for Vector/Cutco who have made a lot of money well into their late 20's and 30's.

    Dang Tony, the lack originality was kind of surprising! When you talked about the mario themed gameroom in Florida, then went into what you did on your gameroom, i really expected to hear sonic, streetfighter, pacman, i thought you would have done a different theme than the one in Florida

      That's a great point. A few ways to look at this: A) You may want to go into an area that already has regulation in place. Better to know what they are than to be surprised later when regulations are imposed. B) Another option, is if you go into an area with no regulation, know the long term numbers and be prepared for a possible conversion to a long term or mid term rental down the road. C) Buy right outside of city limits-however this doesn't always protect you because the county could issue regulations too. D) Just stick to "tried and true" short term rental vacation markets as some owners do like certain beach and mountain markets where there are so many vacation rentals, that the chance of banning STR would be slim to none-and any regulations imposed would be easy to work with.
