One of the owners has to be an architect. This is the best planned house I have seen. Video gets a thumbs up from me

This house is literally 500m from my house and I got to peek in and see it come up. The videos don't do it justice, it really is incredibly well thought out. Location doesn't justify the price though.

@@MansaPlus Definitely, 5th Avenue is a major feeder road to the interior of Rongai so based on that it could be an advantage

Beautiul house, I would say the location doesn't justify the price point not to forget the kitchen size. I feel 27M tops ok.
Based on the houses we have toted on this show, 27M will not get you this kind of house anywhere, not even in Ruiru!

It's like a bathroom where there is a drainage system if you look closely at the video. That's how flat roofs are done.
Hmm I see, water will still collect before draining off especially after heavy rain. It's something to ponder.
There's alot of solutions for this starting wit Terrazo, water proof membranes etc.

I estimated based on the little experience I have in the small projects I have been involved with but based on your response, they went with a high end brand which means that price could easily shoot to 2-3.5 million without appliances and probably labour.
I'm not a pro yet, but I'm learning.

Maybe ray can speak when you give him that chance like "what do you think ray?" Then he gives his point, you listen, give feedback or not then continue.
