    1) profile financing is a major concern
    2) NOIDA authority allotted lands at 10% of total price paid upfront, rest in installments by builders. Builders diverted funds of one project to buy second land and process carried on. No working capital, construction halted
    3) Many investors used their illicit money (read tax evaded) to pay 10-30% to make windfall gains by selling to end users at inflated price. When there was no buyer and no construction/ possession, they refused to pay balance.
    Noida is a dirty market, authority controls and manipulates it, babus and politicians gain from janta. Remember twin tower demolition ordered by Supreme Court.

    What is this video about? Is it about current situation in Noida or 4-5 years back? Profile financing might be reality but saying that Noida market crash was driven by profile financing seems to be over simplified exaggeration. Secondly, Are you sure there is really over supply in Noida at present- neither Noida market has crashed nor there is oversupply. Last 2 years price surge is nation wide phenomenon and not specific to Noida.

      ​@@kushagrasingh518I have lived in noida for years....that 'BOOM' is largely real estate developers artificially agreeing to surge prices....
      their thinking is...."People will buy homes anyways"
      To some extent it was true in case of india.....however people's earnings haven't kept up.
      Most of inventories in noida are unsold because of absurd prices.
      NRI money drove up prices for a while ......but now that too is running out.
      Which is major reason why u see many projects that are under construction for years now there

    Noida Can never aspire to be gurgaon it's altogether a different segment. UP is needlessly getting in to a race with HR...

    Noida never went bust. Prices have literally doubled in past 3 years.
    None of these two live in Noida. Just blabbering whatever they’ve heard.
    And btw this kind of financing (profile financing or whatever) is everywhere.

      This is reality, right now in Noida is selling all old projects they started building some 10 - 15 years back, now they are just finishing up and polishing to sell the stuff to poor innocent people. The bubble is near to burst.
      Also the projects are being sold on the name of Jewar airport which is going to be major cargo airport. You will see the containers every where in a few years. Roads those are being built are exclusively for business purposes.
      Time will tell the truth.

    If u r from UP, U should opt for Noida even when U can afford buying property in Gurgaon, Bangalore, Pune Mumbai Coimbatore Hosur etc. Because these states have rampant, in ur face Racism against people from UP Bihar. Jaat and Punjabis have superiority complex and look down on people from UP, ditto for south indians and Marathi maanush. Buy where u can let ur future generation live in peace with dignity. Avoid all other states, Noida and Lucknow are the easily the best options. For Job Noida and for business Lucknow should be ur base.

    This may not be true, however market crash seems inevitable likewise 2014.. Prices have increased beyond affordability.. looks it all trading pushing the pricing up..

    delay built in system to reward builder. after siphoning, engineer insolvency to get rid of all debt, payment liability to noida
    85% completed project needs 2xoriginal cost to.complete due to multiple mortgage

    Prices in Noida have shoot up over the roof, Seems like its highly fabricated. I am wondering how many customers are there buying 2cr.+ flats in Noida. Every small and big builder is launching luxury segment flat. Affordable homes under 1cr. is now a distant dream.
