Hi Scott , do you have a podcast on a question I have ?
A hypothetical, if I had a million dollars sitting in a bank account and don't have a job . Is it possible to buy into the commercial market at all ?
    Thanks

It is possible to buy a good entry level commercial at 1mil or buy a higher budget property using one of many other bank loans available that doesn't need income for assessment. Give us a call.

@brucew8743 ok thanks . What percentage would i expect to pay as a deposit if I was to obtain a loan to buy a comercial property with no other income ?

I’m an ex accountant also have a lot of commercial properties in the sweet spot $3 to $15m. I am leveraging and selling some given capital growth in the last 5 and putting that into lending on first mortgages 11% no hassle with tenants, easy access to capital for future opportunities.
What do you think of my strategy

$3m - $15m is a good spot. good stuff. what is "lending on first mortgages"?

This is more bragging than education. You say buy problems and sell solutions but don’t explain what that means. Or buy a good plant in good soil but what are the characteristics of good that people should look for. You say you did a whole range of different deals here and there and overseas but didn’t describe the thought process to help people come up with their own ideas or lessons learned other than broad general statements. You say buy commercial but don’t say much about the asset class and the inputs that people should consider in their decision making. No disrespect to the episode, it’s very appreciated. But my takeaway after watching was that you’ve done a bunch of stuff and rate yourself and have had success but there was nothing to help me to think through any future property decision. Well done with your success though. It would have been more enjoyable as a biographical story about your investment story
