Regarding splitting the field like a pizza and the impracticality of it... Seems like the חז"ל are giving a 100% fair solution as a 'negotiation starting point'. Without this step 1, it's utter confusion how to approach the issue. Once it's 100% fair 'and square', the brothers can discuss "how much is it worth for you to give up that piece for this piece?', etc.
