You can still cancel the eviction at any time during the process regardless of if you have already been to court and won or already filed the writ of execution. You can even tell the sheriff not to come on the very last day of the process when he is supposed kick the guy out. No reason for a "policy". If he don't pay you can send a notice and then you file an eviction, period. If at anytime he pays you back you can stop it.
It's either that or the management company begins eviction when payment becomes late. There's a risk involved to waiting for late payments, and that's why the late fee is there.

We landlords can still evict for repossession of the place as long as we are not suing for back rent. There is no moratorium on that and it's quicker.
