Hi love your content. I’ve recently started prospecting pre-foreclosures using a lot of your advice. One thing I am curious about do you prospect (cold call or Doorknock) the new pre-foreclosures? Or only once they have an auction date. I’m in Illinois and what I notice with the new ones sense the foreclosure process can literally be two years is they’re isnt a lot of urgency to sell immediately. So I’ve been going after ones with auction date but I wonder if I should try to touch new pre foreclosures as well.

Are there any legal issues when buying it SubTo and the owner then rents? It seems like a huge liability isnt it?
No legal issues but it can be a liability at times. On occasion they don’t pay but we work with them to make it right.

I go after the new ones and the ones with auction dates. There will always be a subset of people that want to take action right at the beginning.
