    I'm a renter and the rents have not dropped at all this year from what I can see they are still going up. It's so depressing to be a renter in Denver.

    Thanks for at least including Colorado Springs in the stats. SO many people conflate Colorado with Denver or the Denver metro (I understand the outsize share of the population Denver has) that it can be a little annoying to Coloradans that aren't Denverites.

    Another solution for those that stay on top of the laws and their markets and have a small to medium number of units within a geographic region is to drop property management or significantly reduce management services. I have a PM but effectively do almost everything a PM does my self so I decided to give myself a huge cash flow raise and let go of them. Many people think a PM is absolutely necessary but if you have developed the habits and skills of a highly effective operator (especially if have already run your rentals on your own before) then with current virtual management services you can save 10%-14% of gross income and 20%-80% of net income by firing your PM.

    rent is not going to drop . rent will keep going up because of this war going on in the middle east and it's effecting us .
