    Damn dude that’s awesome, I’m from the UK and I’m currently on a similar journey through dividends and ETFs. I only recently started in the past month and well im looking into allocating some REITs, banks, tech stocks, automotives and of course ETF’s to my portfolio.
    The main reason for REITs is not just due to the high dividend yields but i really think they will be the first type of stocks to go on an incredible bullish run after the recession we’re currently in. Don’t take this as financial advice though as this is my personal opinion but i think there will be a similar outcome to after the 2008 market crash.

    You're 22, why are you going so heavily into dividend equities like SCHD and O? Those are not ideal at your age. $O average annual return with dividends over the last 10 years ('14-'24) has only been 6.8%, $SCHD average annual return last 10 years with dividends has been 10.8%, compare with S&P at 12.8% last 10 years. You should focus on stock buyback / growth companies, not dividends. A high dividend focused portfolio will definitely hamper your returns for the years to come. You'd be much better off for the next 40 years putting all your SCHD and O into VOO. SCHD literally hasn't moved this entire year while S&P is up 16%, compound these lackluster SCHD and O returns over 40 years compared to S&P and you're screwing yourself over. Get out of the dividend trap and stay out, until you're ready to retire, then you can do income based strategies.

      Thank you for the tips. I definitely have shifted away from the dividend approach over the past few months. I am still planning on holding my position in SCHD and REITs, but just not buying any more. I know I could probably get. abetter return selling and throwing it all into VOO or VGT, but I like the exposure that SCHD provides, and I still believe REITs are heavily undervalued in the current market.

    Just curious, I watched a tiktok of yours showing your pay for bi weekly. How does a recent college graduate make over 170k a year as an account executive? Most of the job requirements require at least 5 or more years of experience.
