    I learned during the housing crash of 2009 to go directly to the listing agent. Listing agents love to get the double commission, so if you know what you are doing, and you can research the MLS on your own, you might get a better deal if you use the listing agent instead of bringing your own agent. I learned that lesson the hard way by losing on a lot of deals just to see that house sell for less than I offered because the other buyer was represented by the listing agent. It is disgusting and very unethical for realtors to do that, but that stuff happens all the time.

      Completely disagree. Do you believe the listing agent will pull data to show you the house is way overpriced when it is?

      @@katrinreal You are 100% correct, I know the listing agent definitely won't be on my side (that is why I'm saying you should be comfortable researching MLS data) but in my experience buying and selling houses over the years, the buyer agent would also never tell you that a house is overpriced. Even in late 2006 the realtors I was working with, told me that it was a great time to buy. The same house my realtor was telling me it was a great deal at 1.1 million, I ended up buying for 800K more than 3 years later. It didn't take a rocket scientist in 2006 to know that houses were overpriced but unfortunately, the commission incentive is too big for most realtors to be upfront and honest with their clients. Im sure there are some good honest realtors out there but I haven't come across any yet.

      @@willystalla You are making big assumptions that all realtors are equal. I let my data analysis do the talking. If it shows it is over-priced, then it is.

    So many times when I watch your videos, I feel you're talking about my partner and me! It's just crazy the similarities in the scenarios you present ! Patience and not getting emotionally involved is difficult when you envision yourself in a certain area, especially one as beautiful as Sarasota!

    My wife and I have been real estate investors. We used to own 7 properties, sold some, and now only have our current house in Alaska, and two homes in Colombia. We want to move to Colombia, and are thinking we might want to have a VRBO, somewhere in Florida, as a passive income earner, as well as a back up place for us, for if we need to leave Colombia for whatever reason. Also, to park some wealth in something other than a bank. We love Tampa area, have stayed in Brandon, don't like Miami too much. I guess we are interested in a place that's affordable but easy to keep filled ad a vacation rental. We only want to buy in cash outright, but would need to have it professionally managed and still make income. Any thoughts/ ideas that could put us in the right direction?

      Yes, stay in Colombia!! Short term rentals and investors are taking over Florida. Get rich doing something. Let regular folks have a shot at a permanent residence and first time buyers. I hope they outlaw Airbnb and short term rental type places to very limited areas.

      @@danacaro-herman3530 I am regular folk. If you have a victim mentality, then nothing will help you, because you could be just an untalented, quitter. I'm Native American and came from the most poor and as homeless. I just was determined to learn, have the discipline and do what it takes. Oh, my wife came from the most poor part of her city in Colombia too, and we married with $25 dollars in my pocket. So don't give me advice, because I learned a long time ago not to take bad advice from financially, illiterate, regular people like yourself. You need people like us, because we bring the businesses you work in, to begin with. Limit AIRBNB? We aren't a Communist country, never have been. Especially Florida. Thanks for inspiring me

    Here's the reality....If I were real estate agents I would target upscale homeowners in northern climates looking for the warmer Florida climate. The current affordability for residents of Florida is at an all time low. The % is now very small of peeps that can currently buy. With all the issues...cost of home...interest rates....homeowners insurance...flood insurance...ongoing maintenance costs...well that's the truth of very small % of people that can afford to buy. So the current buyers will be well qualified....probably more and more flush cash buyers. Hopefully realtors saved their dough during the strong run up for these leaner times......like I said it's a matter of finding those qualified most likely cash buyers now!!! Good luck🙏🙏🙏
