Hey Matt, I been a big fan for years and I'm still today. All these years I saw how much you and your family have grown. Keep it up!
huge legal problem?!?!?!? oy vey!!!
..should not have released this video. Some asshoe is gonna buy some lots and build some shit to benefit from your hard work. "Air bnb on Desperado Resort!!!" ... :(
i comment for comment
matt, you have enough land in order to RIVAL THE FREEDOM FACTORY with cletus! only problem is the hills and valley
My first reaction was, to check the tax records in the county and see who was not paying taxes on the land you could probably get it by paying back taxes. Then take the time and energy to seek out the remaining owners.
I wondered that too. Tax lien purchases are sometimes pennies on the dollar compared to the worth of the property.
The Central Appraisal District is definitely your friend in all of this. Let's hope they have a good website.
Send donuts or cookies to the CAD periodically. Those folks get so much hate and deal with angry people all day long they will jump through their butts to help someone that is reasonable and nice to them.
That was going to be my comment. Glad I checked to see if I was/wasn't the only one.
@@joshuasmith8433 Bingo. He's already friends with the police, sheriff's office, fire department, commissioners, and engineers. Make friends with the tax folks and you're unstoppable. At that point you get to do _anything_ you want.
Is it just me or does anyone else really like to see Matt excited. Congratulations Matt and if I know anyone can do it, you will have all those lots back together
You might have to have it surveyed so you know exactly what is what. Call M B C Engineering in San Antonio. If you do tell them Ray Singer sent you. Good luck Matt.
I wish I owned one of those .2 Acres right in the middle.
No, you're not Thanos. You're Ash. The pieces of land are Pokémon. You gotta catch em all. Lol
If all of the land (not the resort area), is just forest and randomness.. you should create some trails for atvs and sxs.. could also have them for rent like a golfcart at a campground. Yes there is alot of legal/insurance related things involved but it wouldn’t be a bad idea.
WE LOVE YOU MATT
Weird cultist simps
Your lawyer that did the title work when you bought the place should have brought this up, I mean this is a big deal breaker. Best of luck to you.
Can you show that land you bought on the map?! It would be awesome to see it.
10:52 don't let people know about this... some of those people who own small plots of land like that could be a big pain in the arse and demand an "easement" to their property. Most states have written into laws that people have a right of access to any land they own with an official easement to get onto that land.
Just a thought what is stopping someone else from buying those plots and driving up the price of the properties?
I’d buy a lot from someone and put a camper on it, and then air b n b it:-)…you would be smart
To allow people to access the lots and have seasonal camping spots, it would bring $ in to the ranch. People can off grid with these fancy rvs
Hmmm. No access to crap lots, but because you are improving the resort, their taxes will go up. LOL, bet lots of people will be willing today bail cheap. Especially if they have a photo of their "lot o' rocks."
I love legal problems
So how to they access their property. So you could have random people just walking through your ranch to get to their land.
Can you land lock them out?
theres gonna be that one guy that never sells and starts building a hut just to spite. calling it.
Eminent domain it matt
If it turns out a decent sized cave is under a plot or two….
Make sure you buy the properties before you increase the value around them.
Matt's personal monopoly board. Some one get this man a top hat!
All he needs is a railroad and Park Ave.
@@putteslaintxtbks5166 Just all 4 railroads, NPCs are more likely to land on those than Park Ave. And it sounds like Matt has enough going on to make his own railroads.

Yeah except he gets 2million everytime he passes go😂😂
You could set aside a corner of the property to build an actual subdivision. Offer to trade owners of landlocked parcels for parcels in the area that are actually viable to build homes on. That way you gain land in the interior of the resort without having to put out any more cash.
That's a baller idea. Very good.
Even more issues when people build and move in and find out there's a gun range...
@Mudtiresrc its Texas.
If you keep purchasing heavy equipment, you might be able to set up a local equipment rental place or fund a legit construction company. Another vertical for my dude Matt..keep killing it Sir

I could be thinking of another content creator, but I believe Dave Sparks basically does this. I also think Whistlin Diesel does this too.

Dude, your deed must be INSANE...
Developers are just the worst...especially OLD developers just did paper work on a handshake deal and it was nuts.
The good news is your local tax office and county deeds registry will have info.
Also, WHEN you deplot this disaster, anyone who owns those isolated parcels would need to purchase an easement to access their .2ac plot.
I would also reach out to your local tax office and talk to them about what the long term back taxes notes are. I know in multiple places in Upstate NY you can file a claim in the event an adjacent property goes into tax foreclosure which will give you an early opportunity to purchase it from the town for peanuts.
Some of these other owners, would probably give it up just to keep from paying taxes on them! I would!
I would wonder if they are all paying taxes or might be in arrears.
You may want to negotiate land purchases thru another party. If current lot owners know your status, not only financially, but being the adjacent land owner, the price will sky rocket. Also, real estate investors can swoop in and buy the lots before you get a chance to make offers and also make the prices explode.
I agree, but I do not understand why Matt would make this video it brings unnecessary attention to these little pieces of land.
THIS.
True, but he's also made it clear he's not that concerned about those lots. If someone asks too much he's going to tell them to forget it, and it's not like anyone else would be anxious to buy them.
@@JeffDeWitt Right, These lots are basically worthless to anybody but matt. With no easements those lot owners would have to trespass on private land to even access them.
An investor would be smarter. There is no way to push Matt to buy if the price is bad. The risk is higher than the reward.
Sounds like the people that bought “lots” were ripped off. 🤔
As a Landman, curious if you own any of your minerals…. Assuming the person/company that subdivided it probably reserved all the minerals when he sold the residue… or minerals were reserved previously in title.
Good question! Some state laws can be a real pain in the a- when it comes to that.
In Texas the rights can be severed, but mineral rights are dominant so the owners of mineral rights can use the surface property to extract minerals as necessary.
Matt you should of waited to put this out till you got the land there's some real mean people out there that like giving people a hard time
This property is just going to drain these people's pockets as they have no value to anyone other than Matt. He's the only one who can help them, and he doesn't really need most of the properties. I don't foresee this being much of an issue personally.
Yep if those people want to be a pain not much they can do besides make it an off grid house, matt could just wall them off since he owns everything arround a plot, he could stop heavy equipment from reaching said plot if its like a 1 acre or something like say heey your heavy equipment has to go through my owned plots you cant pass through MY PLOTS then they cant do anything about it besides sell there plot and if they ask a stupid amount matt could also say no deal i dont need your plot in particulair for anything i can just build arround it
But if the ranch becomes popular wouldn’t the land inside the ranch be popular?
@@Gh3ttoboy Exactly. surprised how many people on here don't understand this. These other lots are basically worthless to anyone but matt.
Not if they can't use it. There's no easements @@Duckmaneg
Start by checking to see if any of the lots have any tax owed on them for unpaid property taxes. You may be able to get them for the cost of the taxes

I've been going back and watching OffTheRanch from the beginning. Started looking for some abandoned store shelving for my garage now!

The old videos are so much better huh!
I'm sure he has a reason for making this public knowledge. However, I wouldn't have told a single soul on the internet until I reached out to all of the landowners. I would have probably even used a 3rd party, such as a real estate attorney to contact them.
This!
Check for taxes owed on those privately-owned lots.
Buy up the taxes-owed. I don't know the correct terminology, could be tax certificates. You should be able to own those lots for the ptice of taxes owed.
In Arkansas it's called tax siezed property.
In Texas the previous owners have a year to buy the land back if its not homesteaded, but if it is homesteaded its 2 or 3 years after. The land has to go up for public auction on the steps of the county courthouse and at that time its up for anyone to bid on, not just Matt.
@@kd5inm oh, shucks! I was hoping it would be easier for Matt.
@@kd5inm and parcels like that will get no bids... there is no value there for anyone because by now any easements are void because the land changed hands. The county may own them and be glad to get them off their hands and back into the tax base!
@@MaryBrownForFreedom I bought land with an easement and guess what? That easement came right along with the land and it didn't cancel with the land changing hands. The easement transfered to me.

In Florida they do the same s#it but call it Spanish Lace, essentially stucco or textured paint. If you want a smooth finish, they charge 2 times as much because nobody can do it. They only do crap work and try to hide it.

A few things to consider. Buy the deeper interior parcels first in the heart of the property. Parcels on the edge of your boundary usually have less impact, unless there is something unique about them (large parcel, better access, etc.). Another thing. It depends on how a subdivision plat is laid out, but most subdivision plats will have property easements described, roadways feasible to install and use, or not, so subdivided parcels the developer sells are not land locked. The subdivision plat will also have utility easements to allow electric and water lines to be run from off the property to reach each parcel sold.
Would be interesting to see if there was an easement to each one. I actually bought my property with a shared driveway and it ended up I didn't have rights on file to get to my house! Luckily the neighbors were cool and signed off but the plots could be worthless if there wasn't a legal way to get to them
If there’s one thing I learned over the years is that “headaches” are drama fuel for content. You got this 🤙
Check with your county records to see if any of the land have delinquent taxes and have liens from the county for the pieces that you can't get in contact with the owners.
I'm in a similar situation up here in Denton County... First, you need at least an acre here to permit septic. Second, we were advised by a lawyer that since an easement wasn't already established to the land-locked parcel and the surrounding land had changed ownership several times, we were not legally required to give an easement to them to access their land, meaning they'd have to fly a helicopter in. The neighbor was able to buy the land-locked parcel CHEAP (explained further below). Check that angle too before making offers.
So you denied access to be able screw them out of their own land so you could buy it cheap yeah your a pos
I purchased a 5 acre land locked parcel in Oregon and people like you are terrible
This is exactly what I was thinking. A parcel in the middle of your land is useless. I would think (contact a lawyer!!) you are under NO OBLIGATION to give them access over YOUR LAND to their parcel. Seriously, they screwed up trusting the person they bought it from. You don't owe them anything!

I'm a private investigator, if you need help locating property owners lmk. Would be happy to help.
It's easy enough to find a title company to do that research for you. It would pretty much be a one stop in the tax assessor's office of that county. That would give you the names of the owners of the land and any tax info you might need. And most if not all of that information is open to the public. No private investigator needed.
SICK. now all your subscribers will be trying to buy up squares. Put me down for .4 acres, yo. Figure out your easement situation, cuz I might be able to run electric across yo property through the easements into my new tiny house.
My parents got stuck with a plot of land like that. It was in backwoods Tennessee, and someone told them to buy it for investment back in the 1970s, as it would be near a resort. The resort was never built, so the land never improved in value. They got rid of it some time in the 2000s.
Chech the county tax records on those lots... if back taxes are owed on any of them, you may be able to buy them by paying off the back taxes owed. Check with your lawyer. 😊

You might want to check out Sunriver Resort in Bend, OR. It’s a highly successful resort that incorporates residential properties along a river. You could consider modeling your resort after it.
Oregon Professional Land Surveyor here, yup that's a mess 😂 You've got one hell of a consolidation ahead of you haha. Sounds like the county is working with you. That should make things a bit easier. Best of luck!
You should be able to figure out who owns the individual lots by checking the tax assessors office. As long as you have lot #’s or legal descriptions. Hopefully that info is on line.
Interesting information.....history never quits. No easements to the lots pretty much prevents anything happening. Buying them should work and looking forward to seeing that house!!
Idk how it’s in Texas but I work in real property for the state of Maryland, and in Maryland if you land lock a property you are responsible for giving them access to their property, we would force you and the other land owner to provide a right of way and your deed would have to be wrote with each of those right of ways in it. In Maryland this would be 100% a legal nightmare.
Here in California also I am amazed you can just erase the plot map I imagine it runs with all the Deeds of the property when it got subdivided and there are easements all over the place...😮
Same in wisconsin
Ohio too.
those roads may not be easements, they were just plotted but never established...
Just a thought- If the lot owners don't want to sell, offer them a "Season Pass" for as long as you own the property. With the upcoming events and the prospect of the resort becoming a "Destination", it would be great deal to have a Season Pass!
- just claim "adverse possession" of abandoned - or desperately (sic) required - land (for valuation reasons) - when ever did the lot holders ever maintain or visit / control access to their asset. lol (hypothetically)
I look forward to spending some time at your resort in the future. God speed!
Wouldn't you want to buy one of the 0.2 acre lots? He is crazy trying to combine them, too much value in the subdivision. He could fill the place up with crazy Demolition ranch Fans.
Sorry to point this out, Matt... But if some of these people were smart. They would keep ownership of their lots. And then they have free camping when they are visiting your resort.
On the other hand, they didn't do anything with their land when there *was* a functioning resort there...
hell yes, cool update. I wonder if those people would be willing to trade the land for invites to ranch events in the future.
Like a timeshare in one of the cabins or something.
Awesome idea! Your parcel of unusable land for a lifetime membership at the resort! Both parties get something of value, and the resort gets priceless positive word-of-mouth free advertising!
Matt, is the ranch actually close to well traveled roads or other businesses? I ask, because I wonder, have you thought about building and opening a gun shop on the ranch? I think it would work well, especially with your range areas close by. It would also be good for people to pick up ammo and such, before going to the ranges. Have you also thought about archery range areas? You could sell archery equipment at the shop too.
Great Desperado Ranch Monopoly board Matt.
I had a very similar situation on a much smaller scale. I have a house on a 1.25 acre lot. .75 acre lot behind me which is land locked was owned by the lady who owned my house 25 years ago. I ended up buying the .75 acre lot from her for $1500. Still lost a lot of sleep over the idea of her selling it to somebody else.
OH DUDE! This is like the worst nightmare version of Mcdonald's Monopoly I could ever think of. Sounds like a chore! Best of luck, it'll work out I'm sure :D
some advice, get a structural engineer for inspections. there not very expensive and will protect you from contractors and county inspectors.
- Matt married one of those.. lol...
Congrats. The resort will be an amazing place one day soon. Keep up the good work. Love your videos.
do you know about history of the land? i mean, of course if there is anything interesting about it. maybe you should try metal detectoring some land? maybe you can find any historical items (i have no idea about history of your land so I'm just suggesting randomly)
I probably would not have put this out there. I guarantee there are at least a couple people out there now that are also looking for these owners just to buy them before you do and strong arm you. You thought it was a headache now, just wait until someone buys it from under you and knows that they now own X lots/acres right in the middle of FamousUA-camMan's ranch.
I work for my Uncle who is a land surveyor in LA. I now understand all of this terminology and how it all works etc. 😳😬
That’s going to be an interesting fix…..Im glad the county is being encouraging in this whole process. That will help a lot. You have a survey so that means you’ve got a surveyor on the project. I assume they will help out with this new project (unless the survey you now have is sufficient which would be awesome). They’re going to need to draw up a new deed too I bet. Thats going to be interesting as well.
Good luck! Hopefully it goes smoothly!😊
Working for a land surveyor in VA, I draft a lot of plats. I am super glad that the county is [seemingly enthusiastically] working with him on everything. Some of the municipalities I submit plats to... not so much. Anyway, I hope he got a deed for that sale of those two lots (and I hope that friend got one too when he acquired them!). He will definitely need to produce all relevant deeds proving his ownership before the county would sign off on any plat to vacate those interior lot lines.
To be honest, he would be simplifying a headache that the current staff in county inherited from previous employees poor choices.
We used to hold a mirror on a pole way up high sometimes.

Those lots could become a camping area for the owners.
Matt would have to grant them access to the property. There is no requirement for him to give them that access and since there are no public roads the owners would have no claim to accessing any lot wholly within the perimeter of the resort. Matt may be open to the idea of letting the owners use the lots for camping, but it could create even more problems in the long run.

I don't think this video was the right approach. Because now those who have these pieces will say "who would want a piece of land on Matt's ranch!" and they will sell them much more to others than to Matt!
You might think that lot you bought in the middle of the resort is worthless to you but I’d love to build a off grid cabin there 😊
if somebody has 0.4 acres in the middle of your land they have to have a way to access their land though your land. That seems like a huge liability issue.
Look up the laws your county and state regarding eniment domain, depending on your possible laws, if you maintain the land for X-years you own it by default.
Eminent domain only works with cities or the state. We have a law written against people just randomly taking your land here in Texas. That kind of bs don't fly here in Texas. They could literally homestead that land and it would really be hard to take even for taxes.
That's called adverse possession and the owner must know you're doing it. In other words we are neighbors, I build a shed on your property with your full knowledge, in TN after 7 years I have legal claim to that property and the structure. It's a very rare circumstance.

Well played! You explained to all the landowners they have worthless land without being rude. Even if they keep the lots, your entrance is private property, so technically they’d be trespassing to get to their house. Good luck with that cluster.
Unless the landowners deed has the survey coordinates to the easement they may have to the property. Then they are not prevented from accessing their property. This is Texas. When land is sold generally there is an understanding and reasonable expectation that they can get to their land... i.e. an easement. It will be part of the deed.
@@kd5inmI didn’t see an easement on the survey. There also is no public right of way, so they have 0 access to their property. That’s why most jurisdictions don’t allow for a land locked parcel anymore
