Bart is so right about MPC’s. I live in Sydney Australia and I studied urban planning. There was no planning in the beginning and now it’s costly whenever any change is made because you have to strip out the old infrastructure to design a new one.

I wonder how much their next home is compared to this one.
If it's comparable in price, then this sale is equivalent to a cash out refinance. On one hand you have more cash, but on the other hand your mortgage debt is also higher. The difference between a cash out refinance and selling though is that selling you have to pay capital gains tax, selling/closing costs (if you're buying another home).
If they're buying a home for a much lower price though. They still have to pay capital gains, selling/closing, but they will have the same mortgage albeit at a higher interest rate, but have more cash on hand for investing or even paying for their home outright.
That's dope you know all of that! We're on the same page! We actually discussed multiple strategies with Thach, two of my real estate investor friends, and my accountant to see what the best course of action is for our 5 year financial plan and then 10 year family plan! So just like you, we like to examine literally every scenario and not only the pro's and con's but also their extended implications before we make a move!
@@BartGeo Well, the reason I know it so well is I went the route of doing a cash out refinance when rates went sub 2%, then dumped it into the stock market when it dropped 20%.

@@tsnaudex If they buy the next house at the same price they bought the first house for. They would have the same mortgage amount. Which is a million lower than they sold it for. All other things being equal.

i mean its not any different its just what's your best options and what is your motivation to earn a home on your own. Its okay to stay with your parents as now a days news are telling us in the near future we might have to go back to the old ways and just live with our parents and then when we get older and make enough money we can be in a joint team as that's what i'm doing as right now its so hard to live on your own depending where you live. I don't want to live with roomates as its a number one rule of not doing so. But i say keep watching these types of videos and just gets some experience knowledge.
I’m excited for y’all to make these types of moves! I can relate because my fiancé and I recently moved to another city in California and I wished I did more research. I gave up a career and started over for this change. It’s a lesson learned for sure. I wouldn’t say I hate it, but I would be lying if I said I like it here.

This is why people want to become youtubers but don't really know youtube isn't what gets people out there i mean it is but you need to do more and be more like creating business for your self and do marketing stuff. That's why you see all of these youtubers making it big and say in the near future they don't need to rely on youtube anymore. But marketing can be very tough if you don't know what your doing and as not every thing will go smoothly and one thing i learned from it is to always keep moving and searching for better products. I do wish this is also something school should teach kids is the housing system and finance it sucks we have to learn this all on our own and me in my mid 20's is just getting started. I guess cause stuff like this you have to be motivated to do so so they think that's why they aren't doing it.

Congratulations!! I think many of us were waiting for this video. I was reading the comments one day and someone had mentioned it and noticed how your home was listed on Zillow. I was telling myself that it had to be a coincidence but the marble over the fireplace and the BEAWS doormat in the photo was a dead giveaway.
But congrats on the massive achievements.
Basically they are flipping homes. I bet they won’t find a suitable house where they actually want to stay for a long period of time. Same with Joe. He bought a house in Vegas but will let Ant and Christina stay for six months while he moves to Hawaii.
