I had to do a short sale on my house back in 2008. Dinged my credit for 7 years. Lesson learned. Last year we moved into a very small cottage in the mountains - it’s paid for. No mortgage. While all my friends are trying to still keep up with the joneses - we are super happy that we decided to majorly downsize and live well below our means. It’s a LIFESTYLE change but well worth it!!!

Matt is right about the coming crash. In 2009, there were new cars sitting at the port of Long Beach that were not being claimed. Several car dealers were freshly filing for BK. There were TV commercials in LA telling viewers to bring $10,000 cash to the Port of Long Beach where you could buy (2) NEW Kias for cash and drive them home directly. I had not saved my cash to buy this market. The crash that is coming will put many valuable assets on the auction block for 10 cents on the retail dollar. Believe it. It's coming. President Jimmy Carter’s policies ran us into a severe recession in the late 70s till 1983 and prompted me to drop out of high school at age 17 to join the army because of high unemployment. Im at 3.6% interest on my mortgage. My mom and dad selling their house circa 1982 it was 16%. They had a difficult time selling. They split the 7 acres as a contract over years to allow buyers to get approved. Lake included.
People need to understand that when you are paying down a mortgage that there should be a very specific reason for borrowing on your equity. I simply won't do it. Once I pay down the original note I keep the momentum going in the direction of debt reduction. You will lose your home 99% of the time when you borrow on your equity. Instead borrow from your IRA or 401K. Typically the interest you pay on these loans goes back into the retirement account. Never borrow on your home equity without realizing you will likely lose your home in the end.
Just came from this Restaurant in S.W. Miami-Dade County. The total occupancy is for like 40 people, well I was the only souls at the dining room. It was eerie to se nobody else. I personally like this same restaurant used to sanctify sundays, not anymore! Starting June 30th they will open 7 days a week. ¿Signs of the times? 😢

A season pass was ~950. Some people have pulled back on blowing money on nonessentials. I had met a family of 4 on the ski lift. They rent somewhere near Denver and had raggedy ski clothes and old equipment. Personally, I would be saving every penny and not taking a family of 4 to ski if I were in this position. Maybe this guy was The Millionaire Next Door. I doubt it. Party like it's 1999.
