I'd chuck that guy out of your house. He's subletting for profit and against the contract, and still can't pay his rent on time!?!?!? He's untrustworthy. If he's refused the cash for keys he's not going to go without a fight. You don't need that kind of worry in your life. You've given him a million chances. It's tIme to get tough.
We bought land and then put a manufactured home on it, some people disagree about them; however, we’re mid 30s and completely debt free. It gives you tons of peace and freedom. ❤
Totally agree with you about the real estate situation. I thought about pursuing it myself because I know how financially powerful it can be. But more important than that, is having peace of mind. And at the end of the day, there’s too much that would be out of my control as a landlord. It’s just not worth the stress!

There is no way that they ran his credit and it showed that he pays bills on time or checked any of his previous rentals. It would be very odd, if he always paid on time and then magically did a 180. Hope you get rid of him FAST!
Unfortunately he doesn't have any past evictions so it's apparently never gone that far for him. And his past landlord said he paid on time and had no issues. That's really as far as we can check..😔 Sometimes a formal letter is enough to scare them because they don't want a formal eviction on their record. It's a shitty thing and who knows if it will even work, but that's about all we can do. Like you said, hopefully getting rid of him goes as fast as possible.🤞

So im a dietitian and its the same with weight loss as is it with the situation you had on the boat . People have addictions like spending and overeating my patients complain they cant lose weight but eat crap and wont change ya know soooo happy that you’re selling the rental and I sold my condo. It was the best decision I made. I could’ve made a lot of money renting it out, but it would’ve been a headache.

Rachel you should buy a duplex and house hack. Be very thorough with you tenant screening and make a good lease agreement. It worked out pretty well for me. Buy local in a market you know well. Like where your family lives!

I want to point out that that the exchange only applies to another rental property, so you can't buy your own land using that money and avoid paying tax and depreciation. Does that makes sense? Love the idea of you getting land and building a little house on it! I am sure you will do tons of research to figure out how all the set up is there for what they require for setting up access to land and utilities and what you can build.
Glad you’re back, Rachel. I had a similar thought… you need to be careful when doing a 1031 exchange. It is possible to exchange a rental house for a property that is only land, it just needs to be “an investment property”. That means it can’t be for “personal use”. But if you had depreciation on the place you sell, then buy vacant land that doesn’t have a depreciable asset associated with it, you can still do an exchange, but you’ll have to pay income tax on the depreciation recapture amount at ordinary income tax rates, not capital gains tax rates. Since you’ve only owned the property a few years, there might not be too much depreciation recapture. Just be careful about doing an exchange and get some guidance from a CPA on the tax implications. A CPA can also take into account that your income has been low this year, and possibly will be next year too, if you don’t complete the exchange until 2025. Oh, and an exchange costs at least $1000 to do, possibly more. That’s money that could go to paying income tax on the money you’d make from selling. Anyway, all this is to say that sometimes an exchange isn’t worth the trouble, unless you’ll be postponing payment of a really BIG tax bill. For example, if you net $100k on the sale, and it’s ALL taxed as capital gains you’d pay up to $20k federal tax plus some in state income tax too. Definitely talk to a CPA to see if you think it makes sense to do an exchange or not, based on the size of tax bill you’ll be postponing. Good luck with the deadbeat tenant, too. My advice … tell property manager not to allow partial rent payment to “catch up”. That will delay eviction process, since it’s clear he won’t accept your cash for keys offer.

@@its.rachel.hickey taxes will take some, and paying back depreciation will be factored in. As I do house hacking of a druplex, if/when I sell it will be even more complex, especially if I ever moved sides or anything like that! (the units are asymmetrical)
@@its.rachel.hickey Be sure you get to use all the money you've put into the house (HVAC stuff especially) because it will increase your cost basis on the place. You only will pay tax on the part that is between your cost basis and the price you get for it. I know you spent a lot on the place to improve it since you've had it. You could work on design and content in the winter months or downtime, and set a schedule for season that works for you. I’m sure you could work with existing captains to offer boutique 1:1 education services. You could even target young adults wanting to pursue a degree similar to yours for a “hands on” mock scientific experience. It certainly would have been something I would have loved as a teen. Just a random thought…

I have always wanted enough land to be able to open some community garden space (since I've personally seen a lack of availability), as well as possibly some kind of teaching farm. I would love to have space (and resources, of course!) to take in unwanted farm animals and give them a stress-free "retirement" and safe space to just exist. I have dreams of operating a large aquaponic facility as well, and I think that would be so fun to allow people to come and learn how to do it! And lately, I've been thinking it would be nice to have a couple of rustic campsites for people to stay (I see TONS of them in hipcamp), and wander around the farm, or learn about aquaponics, or whatever. Sooo many possible avenues! Thank you for the fresh perspective and things to contemplate.🙂
It sounds like this dude lives on expecting people not to file for formal eviction. You have evidence of a roommate and extra funds he is receiving and he doesn’t want the cash to leave because he would make more staying. The system is not right for people like that versus a struggling person living there.
I can totally see you house hacking. Where you buy a duplex, fix it up, and rent one side and live in the other. The renter would pay for most of the mortgage.
I had been looking for a house hack for the last several years, they're a great option! Unfortunately, many people know this and I have been outpriced for anything reasonable.🙁 I still think they're a wonderful option for anyone that has the opportunity!
I am sorry, I had to stop watching at 15 minutes. It was all complaining. Why do you pick a job that you hate virtually all about it. Sleeping arrangements, noise, being around people. This particular assignment isn't her regular day to day job though. This was a special trip, that came up, that she decided to take a chance on. She stated her many qualms about it in previous videos, but decided financially it would be worthwhile. I didn't see it as complaining, more just her outlining her experience in an environment totally different than one she chooses to live personally. In the end, she stuck it out and got it done, which is very respectable.
