I've been working on finding a builder to flip one of the surplus burt down properties there in MI-- I set a goal for an in-person auction by end of year and managed to find one nearby and go this weekend. So much fun! $50k for a cabin on the lake in one of the most competitive markets in the country, worth $200k! Unfortunately i couldnt be the winning bidder, my limit for the day was $20k, but I brought a family member who is also now hooked and rearin and ready to go for the next one ;) Thanks for your help with all of this! Household on a fixed income paying 11 or $1,200 a month for rent can buy two of those living one rent the other one out and change their life and future all the same time they just have to willing to move just like the pioneers were when they first came to the new world but at least there's no water to cross and no Chuck wagon trails we have roads these days this is very valuable information for those that can grasp it and use it to their advantage

One thing to take into consideration is the availability of jobs public transportation Walmart nearby stores health care facilities this sometimes will drive down the value the actual value of the properties even those Zillow has something that's way up there it's hard just to go by that especially in Michigan what type of heating system is in the house That's another major factor what is the vacancy rate how many homes are occupied in that area Michigan that is another major factor
You're spot on with those considerations! It’s definitely wise to look beyond those numbers and really get to know the neighborhood dynamics which is always a part of your due diligence!

Thanks! Glad you liked the video! As for a site for every state, there’s no single nationwide website for tax liens and deeds. Each state and county handles it differently. You’ll need to check specific county websites or platforms like GovEase, RealAuction, for auctions.

The problem of this properties we can’t buy title insurance for them far as I know.

It's worth checking with a few different title companies like Tax Title Services to see what your options might be.

Seems to me you would need about 1 million liquid to make any of this worth it, if you buy a lien for 1k at 18% that would make you $90 in 6 months....the upfront cost to get started is 2-3k so how does this make any sense for someone with Maybe 10k to get started? I make 4.5% on my CD's and do absolutely nothing, why take a risk and also work even part time for a chance at 8%?
Absolutely, you're right to weigh the returns against the effort and risk. With a $10k start, tax lien investing might not significantly outperform safer investments like CDs, especially when considering the initial costs and work involved. However, the potential increases as you scale up and possibly acquire properties below market value. It's about finding the right balance for your financial goals and risk tolerance.
A lot of these you can find investors that’ll take it for the land. There’s a lot more money in it than you might know unless you’ve done it.
