You are absolutely right Actually Majority of buyers don’t know what they want to buy and where And how much approximate budget they would need It’s left totally on the estate agent ( I am not an agent Has put my beautiful flat for sale in Reis Magos / Porvorim in North Goa ) Secondly people have no sense of responsibility where time is concerned and so on The BASIC fault lies in Real Estate sector in India In India one property is listed with several agents So the buyers have the tendency to approach multiple agents to land a better deal Many countries have rules - The properties are listed only with one agent for a period of 3 to 6 months And that works in favour of Seller Buyer and agent

And also make a blog on customers seeing through you or any realtor any builders project and after showing and filling the visit form you are giving client full details along which number and than the builder or mandate is start calling the client directly saying come without broker we will offer you good rate .

Charge a refundable amount of Rs 1500 to client for visit facility. In case client comes to visit refund them the amount. In case a client goes ghost at least they will be in certain loss and won’t repeat again with other realtors. You can improvise this idea as per your needs.
Hey! Great video. What about the clients who sideline you after initially gathering all the information and who later directly visit the developer and also purchase house there? Working as a real estate professional, sometime does not give us the returns we expect because we have to deal with such clients too!
Me as a buyer faced the total opposite problem everything done . . . My mind clear after seeing the place 1ce ready to buy at the same time absolutely no delay but the seller back tracks . . . Now wants a higher price . . . Just got the feeling he was just trying to value his place So it’s a 2 way thing Some people just a waste of freaking time Should really ghost such people Extremely frustrating
Ok and what happens when agent don't receive your calls or avoids ur calls once deal is done and u r facing problems in the property and your so called scammer agents just vanishes kaboom kapoof....tab agent ka kya karne ka.... Everyone knows what's the reality of real estate agents
You don't want to work hard, that's it... Look at the other side of it too....There are agents too who push bad properties down the buyer's throats! There are agents who chase the customer for certain properties only because they value transactions over relations! There are consultants who lose patience and start berating and insulting their customers to shame them into closing deals! According to you, every customer who comes to the shop asking for the price has to be buying that thing... Real estate is a shoddy business and consultants are quick at judging / misunderstanding prospective clients. And they behave accordingly. It's easy to pin the blame on buyers!

I think the only solution is we should start paid site visits. And client who is ready to pay for the site visit will definitely be a serious buyer.
