John, good video--thanks. Any updates on the lawsuit? From what I've read elsewhere, it appears the homeowners are concerned about their perception that the developer is doing a bait and switch and that the community amenities are being overrun as they're giving priority to Montage guests over homeowners, which doesn't seem fair/right to me either.

Bigger is not always better and PB is trying to prove that to be true, imho. SSP wants to continually sell more lot$ & home$. That means more & more people will flood the streets and overrun the amenities. I personally know of 2 different homeowners who have left PB for this very reason. It has definitely changed within the gates, as it always does and not necessarily for the better either. Spectacular community, the one we’ve always wanted to land at. Now we’re rethinking that, unfortunately.

Is it generally older residents/retirees in this community due to the price points?
This has been my dream neighborhood for years. I even have a Pinterest board that’s called “Palmetto Bluff… where I will retire”. But seeing the same lots go from $200’s in 2021 to $800’s now is just ugh. I know prices have gone crazy everywhere, but still… ugh (again).So now I’m trying to find another neighborhood down there that is as similar as possible, I love how they are very focused on nature conservation there with low country cottage style architecture (no 1990’s stucco), equestrian center and gun club would be great, and definitely on a waterway/marsh and gated. Id love to take up golfing again, but I’m not interested in a membership… I’d rather ride a horse and shoot a gun (if only Montana was warm! lol!) I would like restaurants and lots of nature walking trails. Am I asking for too much? Probably… I was looking at Old Field, hoping it’s a close second to Palmetto Bluff without having the higher mandatory fees like Belfair. I’m going to be planning a visit down there soon. Fingers crossed… if you have any other recommendations of where to look if someone loves the feel of Palmetto Bluff without wanting to spend multiple millions on a second home, I’d love to hear them and I’d reach out to your team before heading down! Why are they way overpricing their homes.? A lot for sale and the lawsuit where 46 homes are available. What is the major problem at Palmetto Bluff
Palmetto Bluff is a great place. When people tour the property it looks like a very special place. If there are any issues, I don't believe it is anything serious. Communities do have their ups and downs. The prices remain high, so time will tell. Great place though.
In the late 80's Palmetto Bluff was a tree farm. They use to burn the place off by the thousand acre.
If you were in Palmetto Bluff in the 80's there almost nothing there.
