Hi if one has more than enough for FRS in SA, can we still opt for BRS by pledging a freehold property? Also, what happen if the house is sold between 55 and 70 leh? Will I be forced to top up to FRS or I can buy another FH property to pledge and maintain BRS? I am the school of keep all my cash myself instead of CPF. Appreciate if anyone can help to answer me. Thank you.
Thank you, Kelvin, for the video. I wonder how CPF calculate how much money to return from our CPF Life to our nominees when we pass away? If you know the answer, can you please share? Thanks again.
Hi Kelvin, love your work! Can you do a video and research on which would be the best and cheapest fund to purchase using SRS Investment account either through the banks or through Endowus? I would think that Endowus would have now options and has cheaper expense rate as compared to the banks? Thank you.
Fun fact inflation rates are based on CPI, but CPI is reliant on consumer spending (yes those vouchers make it worse) and subsidies/ruling to certain categories, so in the end government can set what the inflation rate is. On paper RA will always be higher 4% vs 2+%, but hey your BigMac just went up by 20%
Hi, when CPF mentions the point 3 of members turning age 65 from 2023 onwards can withdraw up to 20% of their RA savings as at age 65, in a lump sum, does this means only the RA amount and not the money kept in the OA or SA?
If one paid bto fully when collecting the key (that is no mortgage loan), so when sell the flat, needs to pay the accrued interest? Is this a good approach that is paid in full from CPF.
The accrued interest will eat into any profit you have from the sale. You may need to top up if there is an event the sale price is lower than your cost. That said, the accrued interest goes into your OA. You are just working for the CPF board to earn that 2.5percent interest.
have you reached FRS or expecting to reach FRS? if yes, you dont have worry about paying back the accrued interest since any amount above the FRS can be withdrawn.
All the 1M65 pple realising they lost 10 years of liquidity by topping up crazy amounts into their CPF. Could have easily invested the amount yourself without being subject to regulatory risk. I love drinking 1M65 tears!!! 😂😂😂😂🎉🎉🎉🎉
Imagine losing 10 years of liquidity because stupidly top up believing Govt won’t close the loophole. Not only missed capitalising more on the ppty and stock market bull run… now have to wait until 55 to withdraw these monies yah if opt for FRS. Enjoy all these huat big big!!!

Thks Kelvin for demystifying the complexities behind cpf. Keep it up!!
At age 55 if I sell my house and I can reach the FRS , the balance amount in my OA is it all can withdrawable out and how about housing grants?

Hi Kelvin, I want to ask where to invest since I don't have CPF account in SG.
RA interest rate must go above inflation rate!

My MA is full. Should I top up RA or SA? I am 59 this year.

Remaining OA and SA ( above FRS ) can be withdrawn in cash from 55. At 65, RA lump sum cash withdrawal ( voluntary ) is capped at 20% max.

@@replyguy1965 There's no need to top up. This is call "negative sale"
I paid in full when collecting the key. The problem is we probably might get higher return (> 2.6%) from other investments (stocks, ETFs, REITs etc).
