There is one biggest misconception all investors are not accounting for especially after watching many videos on what is better real estate or stocks. One aspect that is not taken into account is agricultural land gains in India is non taxable and these are once which have given returns @ more than 50% constantly as most of it is unaccounted money that is not shown in records. Take Gurgaon as example all these lands were converted to plotting or community, when these agricultural lands were bought out to be converted, overnight the prices were quadrupled. Real estate in plots or flats will not give you the same returns as you get in agricultural lands however the comparison is always to plots, flats vs stocks.

Hi Anant Good video but one question here. If we invest in property we invest in one go, and we pay EMIs which are at cheap rate of interest. However we do not invest in sensex at one go, rather we do SIP which is of the smaller amount (say equal to the EMI we would pay for properly loan) In your example amount invested of 100 became 19500 but as per SIP that would not give similar CAGR of 17%.
Hello sir.. what about the rent we get from the property we are holding? That is continuous cash flow in real estate which is not there in equity. We need to sell our equity to realise our profit.

Rental income will be between 2% to 3% only. For a living buying house is wonderful idea. But for investment it is not so good as we think.
