    As a cleaner (and soon to be STR property manager myself) I do appreciate tip #1! Also, I’m VERY interested in what tax info your guy has to say about hiring kids. I’ve had one CPA say do it and another CPA say don’t. It makes sense to me to hire the kids (who do legitimately work in mine and my hubby’s businesses) and stow away that money and use it as a tax deduction. We both operate as Multi Member LLC’s

    I would love to know how you screen potential guests and what sort of red flags to look out for. It's the one factor stopping me from managing the house myself. You two are wonderful. I really appreciate all of the helpful information you provide, and it's also a lot of fun to follow along on your journey 😊

    Guys, I’ve got a question that I haven’t seen anyone ask before - when adding photos to your listing, do you include the local activities as well? I mean if its a mountain apartment and there are amazing horse riding and hiking and etc, do you add pretty pictures of horse riding and beautiful mountain views to the listing or you just keep the photos of the apartment itself?

    Hi, I love your videos. I have a tax question. I started airbnb at my primary home this fall (while I'm traveling). I booked for 11 nights in 2023 so it isn't taxable. However, can I deduct what I bought to prep the home for guests? And if not deductible in 2023, can I deduct the purchases I made in 2023 for my 2024 taxes when I book over 14 nights?

    Thank you for always sharing tips. Do you restock paper towels, toilet paper , etc if they extend their stay for over a month ? TIA!

      Good question! We don’t typically restock after the first month if they extend, but we honestly probably overstock for that first month anyway. We wouldn’t be opposed to it, but no one has ever asked. The cost to restock is such a small percentage of our management fee on a monthly stay.
      Edit: Actually, one person asked for coffee so we did drop another Costco box but that’s it that I can remember.

    And tax strategies for owner operators?? Currently reading Rich Dad Poor Dad's book on this it's pretty digestible but actioning and approaching this discussion with my cpa has been confusing.
