Exceptionally beautiful home. Staging/decor beyond beautiful. Mr. Hunt love your explanation of all the details during the tour and especially your actual getting in the bathtubs to show the size. Beautiful... We bought our 4200 sqft 5/5 new construction, on a 1/3 acre lot, in Northern LA County last year for $710K. That being said, it definitely looks like you get a lot more for your money in TX.

We live in mustang lakes. Love it here. Neighbors are super friendly and very nice.
IIRC, there are (were?) plans to build a 2nd club house. Which for the size & expansion of LAMR (lakes at mustang ranch) is needed.
There is a PID tax. It carries somewhere around 7% interest, most people just pay minimums for it. You can pay it off though (if you plan on staying here longer than 7 years, I recommend paying it off if you can).
The school nearby, Sam Johnson Elementary, is pretty good. I've been happy sending my son there.
The lakes are great, but you do get trash in them from the builder's crew (builder crews leave their trash about, which blows into the lakes). I suppose some of that is to be expected, but I wished they were more thoughtful. The only real thing they can improve on, is adding a larger outdoor (park?) area, and more biking/walking sidewalks to use. Otherwise, it's a great area, and I think most families would love it here.

The lot size wasn’t big enough , probably can put one on the bigger acre or more lots but love the home.

Daniel you should do your videos yourself you sound authentic like you really want to display the property owner asset and they can get best value for their money. Every other agent just have sale pitch and does show genuine concern for property owner assets but just there commission. Keep it up

That's a beautiful showcase home. I still can't believe the prices in the south. As I stated before in your channel, had my brick federal style home, end unit semi detached in DC remolded 2016/2017 and I'm sure it's $900+ - $1M now. I did turn basement into one bedroom efficiency, all stainless steel appliances, washer and dryer, private front entrance (dug from small front yard off sidewalk. So basically, it's a two family home now That TX home is way bigger, single family, nice yard for $715K.. new! Wow! Beautiful neighborhood. But it seems to be in the "country side" sort to speak? But have to say, they don't build like my house anymore, circa 1912, brick. :))

Good question in regards to being able to hear neighbors. Highland Homes are insulated well and the lots that the future homes will be built on have a little more space between them. Which will give you a bit more privacy / peace and quiet 😁

Nice to have gas stoves, and the queen size beds. But it could be a king size bed. I heard queen size bed in every room. Very nice. It usually starts with a king size bed to show how much space you have available even if you downsize it then youll have even more space in bedrooms. Nice

Really nice video. The house will probably go 100k over asking price (if priced right) . We submitted an offer two weeks ago for a similar house in mustang lake, 80k over asking price + full appraisal waiver and we didn't get it. Market is crazy hot. Also, mustang lake has a PID tax, keep that in mind. Overall, the community is good but lots are small which means small backyards. Highland homes are beautiful, I love their kitchens cabinets style and high ceilings. Great video!!

@@hthomas9891 Most builder are sold out ( if not sold out, lots are tiny and the price isn't fixed when you sign the contract with the builder, contracts have a clause saying that if the price of materials goes up, buyer has to pay the difference and I can't live with this stress 🤣) and Waiting lists are crazy.
@@oj2422 you just need the right realtor. I have many clients right now building new homes and I assure you that is not happening to them. It's all about relationships. I have developed

I wish pools were $50-$100k. They are easily starting at $100k and then some for adding kitchen, landscaping etc. I agree though that $715k for this amount of house with the finishes is good.
