Just bought my first home and I’ve been searching youtube for informative videos and this has definitely been the most informative. That triangle rule was new to me and I’m glad I came across it in this video.
I would add, it can be quite expensive to move appliances and sinks around because of the hidden cost of plumbing (including venting) and wiring all done to code.

7:10 There are now kitchen hoods that retract into the counter/island when not in use. Some homeowners also don't mind having the range hood above the kitchen island so long as they can face their family/guests while cooking.
A friend has had this for several years now. It works great, except when you have something that has the potential to over cook or is splattery(fat/oil). Then you need to clean it right away. Not a biggy, but it may be for some. Things end up falling into it to. Crumbs or whole pieces of vegetable. Every other day hold it above the bin and you're done.

Integrated fridge? You pay a lot more and get a lot less function You can't put a baking sheet in an integrated or even a counter-depth unit. What will you do when you put your turkey in its roasting pan and have to put it somewhere for storage until the holiday morning? Explain to your guests, "Sorry about the salmonella, but isn't my kitchen pretty?" Go with a standard depth and build a custom cabinet out around it.

I was recently quoted ~50k construction cost + ~30k on materials (new cabinets, new countertops, floating shelves, new appliances, etc.) on a simple kitchen remodel. I was somewhat shocked by this. Is this a reasonable price in the Bay Area? Do you mind sharing the typical costs of kitchen remodels from your past house flipping projects?
I'd say it depends on the size, type of materials, etc. But during this pandemic, this sounds right. Materials pricing is through the roof (even wholesale), and an insane demand for contractors. If you can, I'd wait to do a remodel. There's just too much demand, and a huge shortage of skilled labor right now.

@@Swordyfiish I have read that COVID-19 has caused the Supply Chain to slow down. There is a shortage of many things around the world, therefore, it is causing the price of many things to go up. I heard that the cost of Lumber has gone up a lot. I heard that there is shortage of Ovens and Refrigerators, that people need to buy for home renovations.

since it's a personal choice, she preferred buyer to buy their own.because if buyers wont like the fridge, then they will probably think twice buying the house

I read quartz is durable but also found lots of people who said it cracks and chips with gentle use. As an Asian cook who uses her kitchen heavily, I need something that can withstand strong chopping and high heat. Are there other Asian cooks who can recommend some countertops that are better suited to our needs?

I just don't get it. Everyone has to have white cabinets. Wood cabinets that are expensive because they're made of quality oak, or maple, or cherry was everyone's dream with the appropriate wood stain. Now that was quality. The kitchen markets no longer want you to appreciate quality wood grain because that would mean expensive wood. They want you to want white cabinets that are cheap to make, and ARE cheap quality, so they can still charge you a premium price for what doesn't cost a lot to make. And that's all profit for them For me, I will keep my oak cabinets that are honey in color, that has a nice wood grain because I DO like to see wood grain in a home. My stairs are made of solid oak, and has a wood grain that is quality. Anyone else would probably just buy a can of white paint and go to town. My trim boards are oak, and I have real wood furniture, not plastic white stuff. I have antiques of oak, and mahogony, and my dining room table is solid mahogony wood. I don't know how people live with all this white. Remember, white is the absense of color. I don't have a modern home; it's a Dutch Colonial New England home and has a lot of character, and colors. Is it that people cannot put color schemes together, so they choose neutral color whites?

Sounds like a beautiful home. White gives the impression of clean. Also, if you like to change colors, almost, if not all go with white.
