    how should i go about contacting vacant property owners ? Direct mail or cold calling ? What would you suggest ?

      I've been in this game for twenty one years and buying property at the courthouse is tough and also the overall consumer sentiment is low, high home prices, high interest rates, low inventory, total economy is in shambles, etc, etc. So I don't know how you're thriving when people are not buying homes like before let's be honest here. Look at realtors and everyone in the industry there hurting and looking for work. Look at the major home builders abandoning projects. The only people winning in real estate now are investors collecting rent from long term tenants. Maybe flips in other parts of the country are thriving but in South Florida things are bad. When you see homes with $10, 20, 50, 100k price reductions and listed on the market for over one hundred days what does that tell you?

      @@bballah9969 You've just described what we call Traditional Real Estate Investing, which includes deals sources from Agents and Auctions. That approach is dead! You're right! You have to think completely differently and focus on off-market deals. South Florida is red hot and finding buyers of houses is so easy. People are pouring into South Florida daily. There is far more demand than supply for affordable houses. The price drops are coming because they were over-priced to begin with or the houses were not affordable. You're issue is that you are not working with off-market sellers directly so you have to join the dog-fight of deals sourced from auctions and agents. And you may also be taking on deals that are not affordable. Like always, it's the best of times for some and the worst of times for others.

      You're right my friend but offline deals are also hard to come by as well. Yes South Florida will always be hot and people will always want to buy and yes housing prices will come down eventually
