There should be no front fencing if it’s a gated community. The front should be landscaped with Bermuda grass. Backyard has to have garden also. Water feature like falls with Koi fond is also a good addition. Matigas ang dating ng backyard. Too many concrete. Less shrubberies and wood.
It’s time to have a standardized road widths throughout the Philippines with proper sidewalks. Kaya pangit at masikip ang Pinas dahil sa substandard na mga kalsada. It’s time to pass a law regarding this. Please check Google earth and see the comparison of how the subdivision is made in the US and in the Philippines. Most subdivision in the Philippines the houses has no proper setbacks at sides, front and back. Streets are narrow and has no sidewalks. There’s no provisions for planting trees and shrubberies. No parks and playgrounds for kids and to jog. Sewage and Drainage line are essential.

Maganda at elegant Ang hindi lang elegant yung main door parang normal office door lang sya for that price dapat mas upgraded sya dahil yun ang first to be seen upon entering the property and it has glass on top of it na parang easy access to any Intruders or burglers. Sana they put more planning on that main entrance but nice property. I just think of safety and security of the family and property first and foremost.

Hindi mas'yado detailed. I mean, it's great but I want to see every single edge of the place. Like the toilet and bath na sabi mo is connected pero hindi ko nagets kung pa'nong connected. Kung ako man ang mali, sorry but 'yon ang napansin ko. And mas tinututukan kapag magandang place.
With that price it should be Central Air, built in Solar Panels with Water purification system, motion detector lights with infra red security cameras that are hidden and not exposed like that. Double door entrance and a better garage.

I'd remodel the 3rd floor to be my masters bedroom with a real walk-in closet and larger bathroom. The pool is cool to have but quite unnecessary since the lot isn't that spacious but I guess for intimate gatherings it should be fine.

hmmm for me not worth 14.5M. All materilas used are ordinary. swimming pool is not safe especially for children. There is no enough space in between pool and dining area. no garden at all no greenery sorroundings. kitchen cabinets are ordinary.
So far this has been the most well apportioned, well spaced home I’ve seen on this channel... though the kitchen is sort of a meh...

Your music is to loud, I can’t hear what you are saying! Just leave the music out so we can hear everything you say about a property, that would be the professional way to do it, more important speak loud, slower and clearly for foreigners to understand you. The music is irritating after a couple minutes of it too! Get rid of all the music overlays in editing or turn it WAY DOWN so it is barely heard in the background. Best is to just forget the music all together. No one wants to be interrupted when trying to do business and that is what we are doing here is trying to find a property we like and you will want us to make an offer thru you. I owned a chain of real estate (RE) offices, I was licensed broker for real estate and mortgages and I owned a large chain of mortgage banking (MB) offices all here in the USA. I made enough to retired at the age of 36 and sell all those offices and a software company I owned for the mortgage banking and mortgage broker businesses. If anyone knows how to make money in RE or MB I do. If you want to be serious about selling RE then be serious and professional. Music to try to jazz up your video is not the way to be professional; it is trying to be flashy but failing, especially when it overrides your voice!
