Great knowledge , full of wisdom , I see honesty , nice persona, good guidance with his experience and wisdom I like him very rare in India to find like him
Great to know this! Our aim is to bring forward the people who have built brands that are shaping the sky scrapers of our city and have an open conversation with them. This one definitely fits in very well into that!
Very Good and Insightful Conversation. Right Questions and Great Insight. He is right when he says oversupply is a big worry as when the projects get delivered, the worry will be the impact on the infrastructure of internal roads (beyond ORR), and if most buyers are investors, then the impact on rental yields and, in turn, prices.
Impact on infrastructure with the addition of residential units is a critical factor to consider. Also, it would be interesting to know the average percentage of investors in projects in different parts of Hyderabad. That will be a crucial factor driving aspects like price as you rightly pointed out.
Great observations! The points raised about oversupply and its impact on infrastructure, especially beyond the ORR, are very valid. The concern regarding rental yields and property prices, particularly if most buyers are investors, is definitely something to consider. However, the rapid growth of the Financial District and its impact on real estate is promising. With ongoing infrastructure improvements and growth in tech and business hubs, Hyderabad’s real estate outlook remains strong. It’ll be interesting to see how the market evolves.
SP Reddy is known for voicing out his opinion and being very practical. He’s also built a successful IT company in the US before getting into real estate. Hence, he comes with great exposure and perspectives.
We are happy to know you had takeaway’s from this episode, Shreya. When we hear it from someone like SP Reddy, then we’ll have a lot of practical knowledge to gain.
Yes, we must together ensure that development is balanced with keeping the city green and is also spread out so that traffic congestions are reduced. Water bodies, greenery and high quality infrastructure with good planning will play a crucial role.
Thats true proper planning which is a must which is lacking everywhere which ever city you visit in Bharat, companies need to be encouraged to set up small offices in different district and each district should have limited number of companies so that population is spread over evenly
Naive elites spotted. That's not how India works. Touch the soil, smell it, feel your compatriots sweat and work, build institutions for the future generation, not so you can have organic food and complain about a shitty film and pollution.
Finally, we have a genuine RE guy who's honest, built integrity, proven and sharing his experience w all honesty....Fantastic podcast. Thanks for bringing this gentleman for the well being of community....🙏🙏🙏
Great podcast. Is there an audio-only version available, like on Spotify? It would be super convenient to listen to these longer episodes while driving.
Already the constructions in Hyderabad have gone beyond the saturation level, am not sure how the government will manage water supply to the entire city, all empty lands greenery will disappear very soon in the city which is a very scary situation to live in the place
Give every young man a starting capital and a lot more will end up on podcasts. It is not merit and business acumen that makes rich. It is not having bad discipline and poor attitude that keeps you rich. Growth means nothing on a small base. Being born with the right surname is still the single most important thing in building wealth.
He may get away with decent sales every month but the "right price" is coming from wrong density of the project terminus line The project will not age well for the so called right price to bad density equation
Not acknowledging or showing gratitude to your surname for all the wealth enjoyed is complete shamelessness. Watched the entire podcast, nothing beyond common sense or deep insights. Host is easily impressed. I guess most softies are like that.
