I'm looking into Naca now,my only concern is the fact that during the lifetime of the mortgage you have to participate in a workshop. I feel if I would be paying my mortgage why must I work 5 weekends a month for the lifetime of the mortgage with Naca?

My wife and I closed with NACA in May 2015. $214,850 loan. 15 years, 0.125% rate. We now owe $124,000 and the home is worth around $350,000 in this crazy market! I highly recommend NACA, if you have the patience.

Bought a 350k home and yet my mortgage is only $1462 a month that's taxes and ins included. I also put down 10k on principal so walking in with equity as well. I want to become a real estate agent just to help others as well.
NACA was a God sent to me and my family. I was able to get a loan and buy my interest rate down to .25 percent on a 15 year note. The absolute best decision I've made in my financial life.
I bought my house 5 years ago through the program. It is a great program. My interest rate was 3% . I encourage everyone I know to go through the process...no matter how tideous. I don't have any PMI - save us an additional $300-400 a month on our mortgage. Great program.
Graduated grad school May 2019 with 170k student loans. Started my new job 6/1/2019. Went to NACA workshop 9/7. First counseling session 9/30. Under contract by 10/26 but didn’t close until 1/21/20. I had to extend my contract at least twice but I only came out of pocket $150 for the home inspection. Interest rate is 2.75 in Raleigh, NC. You want the house, you have to put in the work. After that second extension, I moved into the NACA office. They saw me daily and I volunteered on the weekend. Process was stressful but I’m very happy with being a homeowner!

I tried back in 2018 and so mad with myself for letting my application fall thru the cracks. But in 2022, I've done had it with renting houses with slum landlords! I have my appointment on 2/25! I can't wait!
@@hopemcguire6002 NACA had a formula (based on the price of the home I purchased) where I was able to buy my interest rate down to the rate I desired. At the time the interest rate was about 3.7%. The buy down process bought my payment down significantly. After the addition of escrow and taxes my mortgage is WAY below fair market value in 2021 and I walked away with 10k of equity. Thankful for the program!

NACA puts a $25,000 soft-second lien on the property to ensure that the Member lives in the property for as long as they have the NACA Mortgage. In addition, it ensures any required repayment of any assistance provided by NACA for the mortgage payment.

I had 3 months payment shock & ALL the documents that were needed & my mc told me payment shock doesn't start until after initial counseling! He also waited until the meeting that we were supposed to sent to underwriting to tell us we had to wait 3 more months bc we had an overdraft. The "overdraft" came from savings but he made us start over anyway...we never knew about overdrafts! He should've told us from the beginning! We have good credit but we're trying to avoid the mortgage insurance but I'm starting to think its not worth it
There is a lot of mis information on this Podcast. For example when you purchase a home with naca you are required to live in the home for the entirety of the loan. You can refinance later down you can sell the home later on at any time But while you hold the naka mortgage you are required to live there. As I stated before on these comments earlier I am a naca mortgage counsellor certified by Hud I do not practice in New York however I am a Bronx kid. Shout out to the boogie. I currently reside in Florida and I am a counsellor for the Orlando branch Working directly for naca.
Well She stated that She specializes in New York, Queens and the Bronx specifically. Also that she don't have numbers for all areas. So I guess I should contact a counselor in My area.

Just want to make a comment on the guidance provided for the naka program. I have been a knock a mortgage counsellor for the last 4 years. I have 16 years of lending experience. I can tell you that some of the information provided on this videos correct however other parts are not. With a lot of respect to the naca Queen and MG. I would tell you to get an insider to speak about the program. It is a great program and it does help a lot of people. You are right some people do provide bad publicity To the program. This is mainly due to their own Experience and lack of motivation to do the things the program asks. However I don't know any other program that would give you What this program offers. I would love to speak with NACA QueenTo help her understand the program better and help more of her clients.

NACA gave me a 2 year run around. I had $20,000 down payment and make $100k a year. They didn't call back, missed appointments and switched reps 5 times.
I had the same experience. I ended up going conventional because the amount of visits u made to their office. The amount of rep switches that then put me back. in the end conventional was better for me because I was then able to refinance. Naca has some limitations with that.

In my recent search, buyers are not accepting offers with these sorts of programs. Cash is king and special programs are not favored. With 10 offers, why would they take the offer that involves a program with a long, tedious process?

NACA allows you to use IBR which is nice because FHA uses either 1% of the balance or a fixed amortized payment.

In my recent search, buyers are not accepting offers with these sorts of programs. Cash is king and special programs are not favored. With 10 offers, why would they take the offer that involves a program with a long, tedious process?

In addition, the staff and volunteers were friendly and helpful as well. I also watched this UA-cam video. 1 .Do all NACA homes have HOA fees?
2. Can a NACA home be build in a rural area?
Coming from a Naca member you can build your house anywhere and far as HOA fees if your property has one you still haft to pay for HOA with your mortgage
I went to my 1st NACA 4 hr seminar n I got my NACA # in Houston Tx. But haven't followed up w the process yet cuz. Covid hit. Gotta get back to it

I am a retired disabled. I completed the NACA program 2021 however in 2020 I had bilateral lung transplant and several other hospitalization so I haven't been able to save what is I need. My daughter is going to be the co signer. Can I still get a chance to get a loan?
