I hate how teleportation mods fuck up this mission. If you try to teleport to his apartment, the door won't open, and he won't come out. And as you showed at the end, if you teleport to where you kill him, the game won't register him dying no matter what you hit him with.
Something you might missed in this video. What if after Teddy's goon tell you where he is, then you kill the goon, then entering the building, use the stairs instead of the elevator, perhaps a stealthy mode to go after Teddy? (though stealthy I doubt it will be possible at all xD) As always, keep up the good work in your videos!

Always failed this easy mission as a kid because I kill the guy too early.
