Dear sir, I humble request you to please consider inflation and tax in your expected return before saying your 4 lakhs become 40 lakhs in 20 yrs and so on. As an accounts and finance personal, we know very well a 0.1% can lead to differences a lot in the results.

She has already paid much of the interest of the loan, no need to move out of your parents house, it would be tough mentally as well. No need to sell, complete the loan with emi and whatever extra money you get as and when your salary grows. In some years, you will own the the house plus incresed rents.
It's called cutting losses short. 1 lakh they paid. 20 lakhs loan. They paid 10 lakhs till now. 18 lakhs left. That's a liability. If she gets back 26 lakhs with sale, and give back 18 remaining to the bank, that is 8 lakhs left. That's just 3 lakhs loss and she is out of her current headache. Those 3 lakhs are nothing once she starts making more money eventually. But that in hand 6-7 lakhs is life changing in terms of mental health, finance, and time.
@codedusting you should also account in the price increase the property may see, because buying assets will get tougher and expensive with time. There is no harm in staying with parents till then. Just keep upskilling and increase in salary should fix her issues.

Moreover, what happens in the future is not something one must worry about in the present especially if it's destroying the present. Once the real estate industry becomes regulated in the Indian market, which may happen in the next few years, prices will collapse.
